First time home-buyers beware: learn from our nightmare experience. Home showing ability, information and home/neighbourhood analysis were minimal with David. After 4 days of searching, we found a private sale independently of David and Cathy (found it, were shown it, and started negotiating with the sellers); David and Cathy insisted their commission was still owed and that they should process the private sale EVEN THOUGH THERE WAS NO BUYER'S AGREEMENT WITH THEM. Opportunities to explain that there was no such obligation (we questioned this repeatedly) were not taken and we remained in the dark. Believing them, we signed the contract and they 'negotiated' with the private sale owners, which meant negotiating their commission. They insisted after the fact that it be 2% despite not finding, showing or otherwise assisting with this home. In the end, we faced a situation where the negotiated counter offer was higher than the listing price, with no appliances(!) It was too late; we were locked into a contract and were over a barrel re the house we wanted. Ethics, duty of care, professional values and realty expertise were given a back seat to opportunism, personal profit, exploiting our ignorance, and zero value added. Once a husband and wife business team, Cathy still works for Exit; David left shortly after the episode was brought to the attention of Exit Realty Fredericton management. They nevertheless refuse to reimburse us the commission and stand behind their agents' behaviour.
