Evelyn did a great job representing us in both buying and selling a house. We interviewed several agents and we're happy we chose Evelyn. She was always professional and very responsive. She understood our needs for finding a slightly bigger house, and helped us navigate a market that didn't have many great options. She was patient and advised us well, including pointing out aspects of some houses that didn't meet our needs. She was very organized when she took us out on appointments to visit homes. We found a place that met our needs and she helped us through all the steps of that purchase process. Evelyn also represented us to sell our house. Just around the time we listed, the market took a very unfavorable turn with many listings on the market and prices declining rapidly. Thanks to her guidance in preparing our home for the best outcome possible, we were able to sell within a reasonable time. The sale was complicated due to unclear documentation from the condo corporation, but Evelyn stepped in and worked very hard explaining and reassuring potential buyers about our home and condo community. We didn't get the price we wanted, but given the declining market, Evelyn did a very good job at working closely with the buyer agent (and other parties) to come to a suitable agreement. Overall we are pleased with our experience. Evelyn is very organized and her communications tools are great. Reply: I am delighted we successfully closed the sale despite the market shift & challenges related to the status certificate. The keys to our success were 1. the comprehensive explanation I compiled to assure buyers about the poorly written status certificate; 2. the additional info I provided to justify the agreed-upon sale price when the buyer requested a further $5,000 reduction due to the loan amount associated w/ the unit. During our time on the market, there were 676 condo townhomes listed in Mississauga: 266 properties were terminated w/out selling; 253 properties were still sitting on the market waiting to be sold; and ONLY 157 properties sold. We found Marcia and Evelyn through rate-my-agent and are very glad we did! We reached out through their website and their response was very prompt. Evelyn is amazing! After the first time she took us to a listing I told my fiance I had just found our realtor for life. Evelyn is so knowledgeable. We were first time home buyers and were still trying to figure out what we wanted. We switched from wanting a townhouse to a condo- for budgetary reasons but ultimately found a townhouse! We didnt think we could get everything we wanted in our budget- but we did! She was so patient and helped us explore all our options. That's pretty standard I guess for a realtor. But shed literally say no this place isnt good enough- as opposed to making a quick sale. When we talked to her about raising our budge she actually suggested we not stretch ourselves and keep being patient. She could have literally told us to increase our budget to increase her bottom line- BUT SHE DIDN'T! I dont know a single realtor who doesn't want to earn more. She saved us from bidding on places where owners had d-i-yed repairs. She pointed out flaws we couldnt see when we were blinded by a shiny well staged place. Evelyn was so patient, extremely attentive, well-informed- her experience definitely shows! Evelyn always made us feel like her only clients- giving us all her time- never rushing us- being easy to reach 24/7, answering our million questions. Evelyn was a phenomenal real estate agent! Within one week of contacting Evelyn, we found and purchased our first home, which was a much better property than we ever dreamed we could get. Evelyn contacted immediately after we reached out to her through this website. She spent time getting to know what we were looking for and how she could best help us. As soon as our conversation was done, she sent us many property listings that were exactly what we were looking for. When we gave Evelyn a list of the properties we were interested, she researched them thoroughly, including finding out what similar properties in the area had sold for to ensure that we were only looking at places that were likely to sell within our set budget, which is something we would never have thought to consider. Then, she very quickly set up appointments with at all of the available properties on our next available day, which made it incredibly easy for us to see our houses of interest! When looking at each of the properties, Evelyn always had a keen eye for any problems or concerns that my partner and I might miss, such as evidence of water damage, neglect, or issues with flooring and foundation. She made sure that we were not settling for anything less than a fantastic property, and pointing out anything that would require us to put in money to fix after the purchase so that we did not purchase a property we would come to regret. Then, when we chose our dream property, she very quickly put together our offer and worked directly with the selling agent to make sure our bid was responded to quickly, as well as providing a fantastic letter of interest on behalf of us as first time buyers. When the sellers expressed that they wanted a higher bid from us, Evelyn expertly negotiated a price that we were comfortable with (lower than the highest price we told her we could go) even though it led to a slightly lower commission for her.
