After having bad experiences with three previous agents when looking to sell my condo, Anat was a breath of fresh air. She was honest and direct, and didn't try to lock me into an exclusivity contract as soon as she met me. She listened to my concerns with regards to pricing, and guided me through the process of preparing my apartment for the listing. She knows professional painters, cleaners and handymen who can fix whatever issues there are, and she took care of the staging (by bringing in her own furniture, paintings, and décor), the professional pictures for the listing, as well as a great 3D walkthrough of the unit. When the website was up, the apartment was completely transformed. In terms of pricing, she walked me through the market data and comparable sales, and we settled on a realistic price that made my condo competitive - unlike other agents who promised me $100K over market value just to get the contract. In fact, we only signed the exclusivity agreement right before she got to work on the staging and the MLS listing. The listing process was fairly straightforward, and we got a lot of showings right away, even though the sale took a while to finalize, due to my unit being on the 2nd floor (a factor that made it less desirable market-wise). All in all, those factors were out of her control, but she kept me appraised of any feedback or comments that she received. The only hiccup was when drafting the sale agreement, she included the term "good working order", which forced me to do some additional repairs after the buyer's first visit. It's important to be careful with the wording of these contracts, but the repairs were minor, so it wasn't a big deal. She also provided support with an overzealous buyer's agent (who was related to the buyer), and got him to back off after some rather unpleasant interactions. I would strongly recommend Anat for anyone who's looking to buy or sell their properties. I'm planning to use her again sometime next year to buy a semi-detached house, once the market corrects further. Unlike other agents who try to instill the fear of missing out (FOMO) in you to expedite a sale or purchase, Anat respects my decision to wait, and has responded to my inquiries regarding market trends without hesitation.
