This is my second review of Andy; this time, as our selling agent. After Andy helped us to buy a house, our goal was to sell the existing house as soon as possible to benefit from the strong market. And we are even more impressed with his help in the capacity of the selling agent. When you are selling the house, Andy can bring value to the three main aspects of the process: help to prepare the house for showing, manage the showing process, and support during offer submissions and selection. We were in a real time crunch and under a lot of stress to prepare the house for showing in the shortest time possible. Andy helped us to see this from the buyer’s perspective and prioritize and separate necessary and essential work from tasks that could be skipped; otherwise, the preparation process could be endless. Over the years, he developed good working relationships with various trades and contractors. He can recommend the right and reliable people for every task – painting, window and house deep cleaning, HVAC, inspections, etc. etc. That was a tremendous help to us. During the week when the house was on the market, Andy demonstrated yet again his excellent organizational and communication skills. He organized a professional photo session and the creation of a fantastic virtual tour; advertising of the house on MLS and his website; sign and smart lock-box installation. To ensure the maximum exposure to potential buyers, he stayed on top of juggling the showing scheduling that peaked at 9 visits per day, and kept us completely involved and informed about the showing schedule, comments from the visiting agents, etc. He also went to the house every morning to turn on all the lights and verify that the house is ready. Arguably, with enough time, experience, and effort, the first two aspects can be handled by the home owners themselves. The value of the third aspect, though, is unique to an experienced and trusted local Realtor. The bidding process is strictly regulated and conforms to various laws and rules. Determining the bidding amount (on the buyer’s side) and selecting the best offer (on the seller’s side) is a very complex process that is tremendously dependent on Realtors professional image and trust that they build among other Realtors in the community. You need to be there to understand that a homeowner cannot do what realtors do. Not only Andy managed to bring us 9 offers at 18% over the asking price, but he also helped us to avoid a pitfall of what we believe was a potentially dangerous “lowballing” scheme. Again, we couldn’t thank him enough for his time, effort and expertise. We are confident that his services were worth every dollar we spent on them.
