Despite a “good guy” personality, Blake lacks many attributes of a good realtor.
Attention to detail: On multiple occasions I found errors in offers he wrote and I had to ask him to re write them. He lacks attention to detail.
Preparedness: Blake was unable to write an offer when requested because he didn’t bring his computer while traveling out of town. The offer was eventually written 5 hours after. I lost a multiple bid situation after someone from that days open house also made a late offer. If the offer went in when requested, before the open house, the outcome may have been different.
Blake canceled 6 scheduled viewings on a long weekend because he decided to change his access app before confirming the new app worked. (4 of the 6 homes received accepted offers that weekend) he made no other alternate attempts to gain access on scheduled date.
Job knowledge: Blake lacked the ability to properly estimate property values in current market conditions. Leading me to believe 5% lower than asking offers were appropriate.
I had to suggest to him the market conditions appeared to be shifting, and that we need to change tactics. He agreed. (market conditions are something a good realtor should always be aware of and be the one informing the client, not the other way around)
Communication: Blake did not explain how a multiple offer situation changes the buying process when we got into our first one. Had he communicated that information to me, I believe I could have ended up with a different home.
Job Dedication: Despite ensuring me that he had time for me as a client and ensured he would be there every step of the way including possession when I initially asked. He did not show up on the possession date to ensure everything went smooth. He only sub contracted another realtor in when I complained I didn’t like his initial plan of calling him in Mexico if anything went wrong. Blake initially told me he had a clear schedule with the exception of one weekend. Blake then left town on two short and one long holiday in the short period I worked with him. I question if his job or his lifestyle is his priority.
Research: Blake failed to inform me that the property behind my property had already been subdivided before I purchased my house. I now have a large duplex 1.5M from my property line. Even explaining to me that someone could legally build 1.5M from a property line would have been valuable information.
Blake does have a nice likeable personality. Personality though is not an indicator of job ability. I believe Blake would be better suited working for another experienced realtor until he fully grasps all aspects of the job. $17,000+ commission for a sub standard job is an indictor that Blake wants the easy money real-estate can offer without the hard work and dedication required in making the client happy. Ironically, his mistakes made me up my budget to get into a home and in turn made him more money. I regret not moving away from him when my gut told me to. I do not recommend him.
