We met Carolyn Bradley, our realtor, by chance first in the summer of 2013 and again during an open house in fall 2013, at the time she was helping another agent with their open house. We had started looking for a new home. I was impressed by her sales ethics and approach during the open house. First, she knew a great deal about the house, had done her homework and was prepared to ‘sale’ the home. If we pointed out something negative, no laundry on the main floor, she would point out positive of having space to sort/hang the clothes to dry in the larger basement laundry room for example. She highlighted all the positives and noted the extras about the home she was showing. It was more than just ‘let me know if you have question’ more like be sure you look at the master bathroom it’s been recently renovated and looks great! She is full of positive energy, friendly and approachable which were qualities we wanted representing us when we sold. We were shopping for a home and an agent. She offered to set-up a home search of the daily MLS new listing that met our criteria, and when we saw something we liked, she go see it with us, as she found value in knowing what was on the market and enjoyed ‘home shopping’ with us. She was our partner in our home search for a year and half. We saw more than 25 houses. Not once were we pressured or made to feel she was wasting her time, she and we were enjoying the process of finding our prefect home. We did finally find and make an offer along with others and although we were not successful on that occasion we were a few months later with Carolyn help on a ‘for sale by owner’. We did not sign a representation agreement with Carolyn till we were ready to make offers on each of those homes although unconventional she worked with us, our special needs required flexibility. While we were shopping, we hired a home stager to guide us in preparing our home for sale. Our existing remodeled home had great curb and backyard appeal but it was backing a busy street. It was going to require agent that could balance the good with the bad, price it right and sale it with a 4 month out possession date to accommodate our new purchase home owner. Not an easy achievement! Carolyn negotiated all these transactions and we never once regretted our decision to partner with her, because it is a partnership we had to do our part. As a footnote, we also sold a parents’ condo with Carolyn help, we looked at all comparable sale and visited all the condominium listing. We agreed on a listing price and were going to put it on the market but for a family friend interested in the unit and we never had to list it. Carolyn contributed to our success in each transaction.
