He did not provide media services such as drone photos, no Walkthrough videos and did not run Facebook ads. There was specific instructions to not touch the tenants belongings and he and his team did not follow the instructions given. Colton failed to validate the tenants’ concerns and took no action to resolve the issues. Colton failed to ask the right questions and sold the tenants shed with the sale. He did however, pay for a new shed for the new buyer. Colton lacks attention to detail, as he has sent email communication to me, addressing my wife. One time he sent us a Ginger Bread House but failed to provide icing or decorations. Overall, I think Colton is still an ok agent to buy a home with. But our selling experience has been poor, and could definitely improve.

I want to clarify a few points: the lack of drone footage was due to a no-fly zone in the area, which restricted that option. I sent out 30,000 postcards to promote the listing, and while the open house didn’t generate offers, it’s worth noting that in my experience, about 92% of offers don’t come from open houses. Despite the slower market and the higher listing price of $1.3 million, I was able to sell the property in just 31 days. Regarding the tenants’ belongings, I want to assure you that we took precautions to ensure their personal items were handled carefully. Specifically, when we noticed the tenant's personal Visa cards on the table, my team promptly tucked them in a drawer to keep them safe, given that people would be coming through the open house. Regarding the shed, I understand there was confusion, but to address the issue, I personally purchased and spent $3,000 to replace the shed for the new buyer. As for the Gingerbread House, I’m sorry there wasn’t icing in the box. I would have been happy to bring some icing or decorations. I regret that it wasn’t handled to your satisfaction. In regards to our multiple transactions together, I’m sorry to hear that this sale didn’t go as well as you hoped. Time and time again, he has proven his worth through responsiveness, dedication, professionalism and knowledge of the current market. We have been working with Colton on a deal to purchase a property downtown Kitchener. It was conditionally sold but Colton didn’t let us give up. After the offer fell through, we were able to negotiate a significant price reduction and excellent terms.
