When we listed in early February there were very few comparable properties for sale. We went with the price that Cynthia suggested which seemed a bit low but definitely plausible. By pure chance, on the day we listed another house in our set of townhouses went on sale for 50k more. Cynthia initially stood by her price but after we started getting a tonne of interest, she suggested we change strategies and go with "holding offers". This turned out to be a great idea and we are really happy with the price we got. There were parts of the bidding process that we found very stressful but Cynthia calmly handled everything and seemed to be in her element. Cynthia was quick to respond to all of our questions and issues. The stager she works with is amazing. Cynthia also has an excellent electrician and handyman.

I felt the market started to shift and knew that it was best to hold offers because your home showed so much better than the other house. In the end we sold for 44k more!
