We started working with Dan after 6 months of trying to sell our rural home with another realtor. At the start he was prompt and replied quickly. Unfortunately it took nearly another 6 months and price drops to below market value before it sold. We also had to asked for follow ups with us after each viewing (the previous realtor never seamed to have trouble with this) Dan told us, "If the agent left a card after a viewing you can follow up with them. " But we feel that is why we were paying a realtor. We also had to request he attend the home inspection which sold the house. We were glad he was there as there was some question about systems and he could provide immediate answers. We did like the no open houses aspect. The "marketing reports" promised are just tallies of views on the platforms, how many people looked at your viewing per week on fb, website etc. This data wasn't translated into further breakdowns of how many views turned into showings, or putting more marketing into one platform vs another, or refreshing your listing with more photos. It was basically post and let it sit there. We had actually brought the buyer directly to Dan and there was no lowering of his percentage of fee as a courtesy. As we hadn't discussed that type of arrangement or written it into the contract fair is fair. If we sell our new home I don't know that we would go with a realtor at all. When buying our house with him he was able to line up all the houses we wanted to see and drove us to each of them. We put the offer in that day. We did have to come back to the office multiple times to sign documents. Which at the time was approx and hours drive into the office. But in the end we were able to get the house we wanted.

Reply:    Hi Brenda, I appreciate the feedback and I will provide my thoughts regarding your comments. Selling a home in St-Jean is sometimes a lengthy process and 6 months to a year is not rare as I have sold in that town for 25+ years. The Buyer that made the offer and that you accepted actually determined what the "market value" was and we got 96% of the asking price. I provided follow up from my personal buyer showings and provided those from other agents when they provided it. I automatically ask for agent feedback after every showing but it's sometimes like pulling teeth so if they didn't respond I apologize but if their client wasn't interested the agent couldn't be bothered to tell us why. Yes, I did suggest that you could take it upon yourself to try calling the agent as well for feedback because I knew how important it was to you. I asked you if I could arrange for a Team member to be present at the home inspection as I had an afternoon booked with showings. When you said you preferred I show up I canceled my viewings and came to the inspection as you wished. The market reports are more like a site hit counter and do not provide a viewer's personal info so you cannot tell if that hit translated into a viewing. The stats are meant to show a Vendor that our marketing is working and getting lots of people looking at their home. When the online "hits" don't translate into viewings that again is the market place talking and not necessarily seeing the value so thus no viewing appointment is made. The listing agreement does state that the owner will make the Realtor aware of any inquiries. I understand that selling can be stressful and that I can never "over-communicate". We did our best and got the job done. I thought our home search went well and I was always candid when/if I saw issues with a home you were viewing so that you were aware and made an informed decision. We tried to line up signatures on your travels to the City, I would have preferred being able to scan and email but I can't remember why that option wasn't possible. I hope you are both happy (and the dogs) with your new home for years to come!
