First off, I rarely ever give a 5/5 or a 10/10. Everyone has room for improvement. That being said, IF I did give 5/5s Fil would get them.
I have a property that is for a specific purpose and not generally looked at by the typical buyer. Normally this rental property on Academy Hill would be a hot item but with interest rates and the time of year investors, and Mom’s and Dad’s were few and far between for student housing accommodations.
Based on comparables, we were well positioned to sell, and the first offer was a bit lower than expected. It turns out that was the best offer but that’s hindsight. For about 3weeks we had several quality showings then they practically stopped.
Fil worked with me, and we modified the price and even then no action. Apparently, there was no activity on the hill for a while. My listing was coming due, and it was going off the market until the late winter/early spring 2025. Fil kept working on the property even without the listing and we did get a purchaser who unfortunately wasn’t fully qualified by the selling agent.
Speaking with Fil I re-listed the property, and he kept pushing for showings and finally a new purchaser came and we sold firm a few weeks back closing in Jan 2025.
The net result was a little lower than I was expecting but with the carrying costs and the hassle of having tenant trying to sell in the new year I was happy to see it firm up.
From my experience, Fil is definitely a dedicated agent who works diligently. Over my life I’ve been a part of dozens of deals, and Fil is likely the hardest working agent I’ve come across.
