Mr. Huzefa was referred by my close friend who had purchased his first home. We had an amazing experience working closely with Huzefa and our experience was as follows: 1. We got a chance to talk to him what we were exactly looking as a second time home buyer. This discussion happened over phone as well as at our home over a cup of tea in the evening during the month of June 2024. During this discussion, Huzefa created a wonderful plan for us which we were really touched. 2. He explained, that since the second home purchase would be our dream home, the home buying process should be at least 6 - 8 months. 3. His plan was to show us extensive number of re sale properties as well as visit all the builder sales centers. He wanted us to have a mindset where we as buyers have in depth knowledge on the types of homes, builders, respective features and prices between new / resale. 4. We created an excel tracker sheet along with him where he contributed from time to time in broad categories as - Builders and the location of the new community, double garage homes in Barrhaven / Stittsville. 5. Within two months working with him we were amazed how our excel sheet was populated with variety of comparables - Year of Built, Lot Size, Sq Footage, Listed Date, Listed Price, Re-List History, Days on Marked, Price Changes and Property Tax. This amazed us since it was a tracker based on real data. For each home that we noted must have's for us - den (for office space in the main floor), loft (2nd floor) and laundry (in 2nd floor). 6. During this tenure, Huzefa kept on reminding us that it is a "Buyer's Market" and we should never feel that we are missing out and never to hurry to initiate a transaction. 7. In parallel we visited Sales Centres to get information on new builds / floor plans with him for the following builders (Minto, Mattamy, Caivan, Tamarack, Tartan, Claridge, Richkraft, Metric, Phoenix). 8. The home search journey was a very enjoyable process for us. We didn't realize that 6 months had already passed as it was like a recreation for us viewing model homes, re-sale viewings and open houses with him. For homes that required constructional upgrades like (basement finishes) he used to send us a quote at the end of the day for us to know the exact costs that would eventually come up. 9. Towards the last week of November, we decided that we would go for a new build and the following models were: Killarney (Claridge) / Waverly (5 Bedroom by Minto) from the quick move ins. 10. Finally, we were able to find our dream home from Minto from the MLS listings. It was a quick move in that was due closing in the next couple of months. So Huzefa did an excellent negotiation like a re-sale but for a new build for which we were really impressed !!
