I listed 2 properties with him. One of the property got many offers but offer is always on the low side which Is not his fault of course, but the negotiation goes really slow and when I asked him if it is the other realtor, he admittedly stated that it is sometimes him. In the latest buyer’s offer, Joel sent me an offer with wrong amount from the buyer, a difference of over 15k but it is a good thing i caught it instead of saying great, I accept. When that sale finalized, I showed him the calculation of realtor fees and he agreed with my math and so I thought his office overcharged me with realtor fees. After 3 days of being upset, and Joel not doing anything to resolve my overcharge concerns, I finally called the real estate office and the office finally explained the calculation and I realized my own mistake, no thanks to Joel. He forgets the details of my communications with him to the point that i have to repeat myself. Because I told him that the mortgage was high on this property, he was very insistent on getting my financial information and mortgage information and he says it is because his reat estate broker is requiring this. It is such a violation of my personal finance life and what is worst, he keeps asking for details each time there was an offer because he forgets the financial numbers i gave him before. It was truly the worst experience i have ever had with a realtor and Maxell Polaris broker. As for the other property, for a 6 month listings, there was only 1 showing. Joel didn’t communicate any change in his marketing of the property because he does not have any. He totally rely only on his MLS listings. And on this second property, he removed the lockbox for my unit without telling me and when I saw that this happened, I waited for a few days to see when he will tell me and he never did. So I finally asked him and Joel didn't apologized and alluded to the fact that our contract was going to end on April 1, 2021 and he needed the lockbox for another unit. He excused his action by finally placing another lockbox for my keys. He returned my keys on April 1 as he thought our contract ended April 1, but it actually ends on April 5. Another proof that Joel does not care about his clients by not even taking the time to look at the listing. Avoid Joel. Nice guy but you need someone who really take the time to know the property and the client's needs.

Reply:    Rico, I am sorry to hear that you are unhappy. It seems perhaps there were some miscommunications. With respect to your concern about an offer with an incorrect amount, I believe you are speaking about the original offer which I sent you for your to review before there were any counters made. At no point did I ask you to accept an offer that was lower than you were willing to accept. With respect to the concern you had regarding the commission, I immediately looked into this for you when you brought it to my attention. As for my marketing plan, I advertise my listings using many different avenues. Both of your properties were advertised consistently and extensively. I am proud to provide my listings with extensive exposure in the marketplace. Regarding my requests for information pertaining to your mortgage, this is done to protect you and ensure that the transaction can close smoothly and without headache for the seller. I take great pride in working hard to protect the interests of my clients, while taking the needed steps to ensure a transaction proceeds as smoothly as possible. This is what I was doing for you.
