Joel approached me after he found my ads selling my home myself . Joel presented well but after listing with him I found he lacked motivation . Myself , I had more ads running online than he did at the same time . Joel simply listed it on the MLS and it populated to different brokerages and that was the extent of his efforts which surprised me . He basically listed it and sat back which didn't help and I'm not the only one who noticed this as you can see from others reviews . I really wished I had done more research before signing and I ended up letting Joel go and ending our contract as I really needed a motivated agent . My home is stunning and only 3 yrs old , when I listed myself ,prior to Joel , I had 3 offers ( none qualified ) and more showings , Joel had no showings in the 3 months I was with him so I chose to go back on my own . Even Joels own social media showed no listings he's ever had which I thought was kind of strange . Instead he would only post his sales which were lower end homes and some pictures of dogs . You would think an agent would post ads of their listed properties to help but he doesn't . I think Joel could use some help as he may be his own worst enemy when it comes to moving properties . One thing that really bothered me was Joel never updated me , he simply sent me a link to the views on realtor.ca at the beginning and left it at that , I never heard anything from him in 2.5 months unless I messaged him to ask what was going on and where was I listed ...his response was it was listed on his own site ( his brokerage ) and the realtor.ca . Joel is a nice guy but lacks motivation to move a property and I don't think he really cars . It's a career , he sells a few lower end properties and life is good and it keeps the brokerage happy . Right now it's a really tough market which requires an agent to think aggressive and market a property extensively . Myself I ran ads on facebook, tiktok , instagram , craigslist , forsalebyowner , and more , Joel didn't . The days of just listing a property and sitting back waiting for other agents is gone , the market is difficult so an agent needs to think outside the box . The one time I did contact Joel he was out of town and I had no idea he left and his response time was a bit slow which concerned me .I get it people may need to vacation but should you not advise your clients and tell them who is looking after your property when you are away ? Just a thought ...Joel , a little more motivation will help you a ton my friend
