Never hire someone you know. Sadly, this agent overinflated the price, wanting to get the listing. I discovered that he was not up to the task. His write up was horrible so I rewrote it. He did ask if I wanted to have a look but I figured this was his profession and he would know what he was doing. Beyond the poor description, it was riddled with grammar and spelling errors that I fixed.
When I moved out the house and he continued to show it there was a massive problem that he did not even let me know about; instead the people who were watching the house for me discovered it had been left open after a viewing and animals got in (cats) and urinated all over a room causing significant damage that cost me thousands of dollars to fix. I caught him in a lie throwing another realtor under the bus blaming him when in fact he was well aware of the problem and it was done on his "watch."
He was also incredibly lazy in getting people into the house for viewings. I let the contract expire, got the damage fixed, hired another realtor and dropped the price considerably to sell the house since I was no longer in BC. (She sold it within a week).
I never even got an apology from John and considered taking him to small claims court for the $40,000 his incompetence cost me.
