Josh Kepkay is the most unethical realtor one could ever work with. He was introduced to me by the realtor I was working with before he left on vacation for a week. Josh Kepkay did everything he could to rush me into buying a property in that week. I had mentioned from the beginning that my biggest concern regarding purchasing a property in Vancouver was the new law regarding the 15% foreign buyer tax, as I was holding a work permit at the time. After finding my desirable property I mentioned to Josh that I was doubtful about putting an offer since I was not sure whether the tax applied to work permit holders. Since I was on vacation at the time that the offers were being collected, Josh offered to talk to a lawyer on my behalf. He sent me a text message saying that I had to be a provincial nominee in order to be exempt from the tax. Then he called me and asked if the news had changed my mind and I said yes. He asked me to give him more time to talk to other lawyers and called me back within an hour and said that he had talked to other lawyers and that I am exempt from the tax if I had a Social Insurance Number. Since I did have a SIN number, I decided to go through with the purchase and put in my deposit after my offer was accepted. At the day of closing I was told that I had to pay the tax or I would lose my deposit. I ended up paying an additional 15% tax and had to borrow money from my family in order not to lose my deposit. I became a provincial nominee 6 weeks after the purchase and I did not have to pay the tax if Josh Kepkay hadn't rushed me. After what happened I contacted his manager, Henry Vagar, but he was extremely dismissive, did not answer some of my emails and his only response was that nothing wrong had been done! Josh Kekpay caused me great financial loss, I am and will be in debt for the rest of my life because he wanted to get his commission before my realtor comes back from his vacation. I am sure that he did not even consider for a moment what the impact of his actions would be on my life. If you are considering working with him be aware that nothing will stop him from lying to you on the phone or in person, he does make deals with other realtors and will try to sell you certain properties, he will try to rush you into buying and will try to get you to remove important subjects, he will try to set the closing date to earlier than your convenience and he will ask from random people to attend an open house to create more competition. If you are thinking about working with him be aware that he works at his best interest only, and not yours.
