Our excellent house, well located and in perfect condition did not sell in a hot market due to Kerry's poor marketing and pricing skills. She called the only offer we got early on an insult and told us to not negotiate as she convinced us we'd soon have a higher offer. We ultimately dropped the price of the house - which she had set and insisted on - by several hundred thousand dollars. But by then the damage was done, the house was perceived as damaged goods. She convinced us a lower price would engender a bidding war, but all we got were even lower offers. We were listed with her for 6 months and then took the house off the market to let it cool down. We had tried to sever our relationship but she threatened us with marketing costs she said she'd incurred and which she said we would be liable for. We had already purchased a new home, so had to carry both houses for over half a year before it sold for the same amount we'd ignored on her recommendation. Our new agent could not have been better, but the house's history made people shy away, thinking there was something amiss, which there was not. As a matter of fact, the buyer's home inspector said he'd rarely seen such a well-cared for home. Ultimately we ended up getting about $170,000 below the actual value of the house, which is impacting us greatly. This on top of the money it took us to carry the house and the cost of staging the empty house when it went back on the market. All in all, a horrible experience and one that has cost us dearly. I should also mention that she was to hold an open house one Sunday, told us she had done that, but a neighbour indicated they believed there had been no open house.
