Patrick, in my opinion was misleading on a key piece of information with regards to a fundamental feature of the home I purchased where he was the listing agent and ALSO supplied me with the a supposedly reputable home inspector. The home inspector glossed over this deficiency as well related to the HVAC system. Remediation has costed upwards of $10,000CAD. An initial partial offer by Patrick to remedy this has since been rescinded.
