We recently were referred to Ricky Bola through a close mutual friend. In our area he spends a great deal of money on marketing as seen on bus stops and thru Facebook sponsored ads. We thought someone who invests this much time and money marketing must be serious, so we gave Ricky a shot. I do have to state in the time it took to persuade us to choose him Ricky was great, attentive, very accessible via Phone, text, email. It was great even until we listed. He showed us a number of homes all across the GTA. In these cases he was very accommodating and thus the second star. There were a ton of warning signs with Ricky from the get go, he is constantly trying to multi task as result mixing up numbers, prices, dates timings. This is a huge issue as purchasing or selling your home is the largest transaction of most people's lives. Such as ours. This was outlined and explained from the get go. It was also explained this isn't our first home or transaction and it would not be our last. It became very clear to us that Ricky attends or utilizes sales courses as any good realtor should, however his answers were just that. From a book with no real focus on the human aspect or relationship between realtor and customer. Ricky believed that his understanding of what the market was doing as of current was the end all be all word which became our largest obstacle. Ricky then brought us a very low offer on our house and did employ a number of tactics to make it seem as if we were not loosing money on our house. To the point that we had no choice but to agree vs walking away from the deal. Now the fun began. Ricky represented us a sellers first, he then brought buyers in who he represented. We were clear from day one prior to any MLS listing that our washer and dryer were coming with us vs staying at the house(purchased in 2017 and moved from our previous home) due to skin conditions. Only after he brought his own buyers in did he begin to make this an issue and blatantly began to lie. He stated we agreed to sell the house with the existing washer and dryer although our contract stated "Washer & Dryer" which Ricky advised us we would be able to swap it out as he left the term "Loose" only a few days before closing we get a letter from his broker of record which states we need to leave the washer and dryer. At which point it became an issue of our word over Ricky's word. To which our side was totally overlooked. We received emails from Mr. Bola which stated we were under legal obligation to leave the existing washer and dryer (which was un-true) as well clearly stated there would be "No compensation what so ever from my end" in regards to this issue of the washer and dryer. Ricky also chose to stand outside and speak to my wife in a very unprofessional manner (shouting & directly lying about things said) at which point it was the end for me. Once the deal is signed, expect nothing from Ricky and Remax Realty. Also Ricky did agree to purchase a TV for our new home if we bought and sold with him to match our previous agent's offer to us. Which his broker of record thinks he did as a "Sign of appreciation". Once the deal was signed Ricky even went behind our backs (HE WAS OUR REALTOR) To call my lawyer and request a $5000 hold back for the buyer in regards to the washer and dryer. We were quite lucky we didn't choose to use Ricky's lawyer otherwise it would have been anyone's guess where we would have ended up. My lawyer refused and notified my immediately of this dis-honest practice. Not just the washer and dryer issue however, Ricky was Dis-honest with us as sellers, he was dis-honest with the people we bought our house from telling them we were first time home buyers. I am sure there were many other things that we are yet to discover about Ricky's dis-honest practices. I will never use him again personally I can't see myself speaking of him in a positive light. I chalk this experience up to karma for using a new agent vs using our tried tested and true agent.
