We made the mistake of working with Brooke Feather in our home buying process -- DO NOT MAKE THE SAME MISTAKE!
TL;DR -- We chose Brooke as our Indiana Buying agent, and *really* wish we hadn't. She was unprofessional, uncommunicative, and careless with documentation.
Some examples include:
- Rarely answering text messages.
- Rarely answering questions or requests we made.
- Being generally opaque about conversations she'd had with the selling agent.
- Horrendous 'bedside manner': After not walking us through the risks of clauses that SHE PUT IN regarding closing/occupancy, she answered our concerns with a unhelpful response, "well if you didn't want that, you shouldn't have put it in the document."
- Brooke genuinely made us feel like she was on the Seller's team, and NOT ours.
- Not bothering to show up to the property on the initial walk-through, despite us flying in from out of state.
- Promising to give us information on repair contractors, and never providing it.
- Submit legal paperwork on your behalf with SPELLING ERRORS, vague / unclear language. Seriously, ChatGPT does a better job.
- We asked to add clauses to make sure our interests are covered and she was resistant to add them! We had to argue with her -- the agent who should have our best interests in mind -- to make the changes. She made it seem like such a chore to have to go back and make changes in a Word document.
- Promising to show up at the final home inspection / handover, but NOT showing up and not sending us a text to inform us or tell us why. Instead, her colleague (who is not licensed in Indiana) had to inform us of Brooke's no-show status.
- Ignore looming deadlines in the home buying process without providing an update of what's going on.
- Telling us, in front of a contractor, that WE should simply do the work instead of hiring the professional, after we told her we do not want to do work ourselves.
- Constantly talk about, "My husband is a homebuilder!" Well, Brooke, your husband is not involved in the home buying process, so who cares?
- Letting her co-workers answer texts to fill Brooke's silence regarding a sale in Indiana. The kicker is that the co-worker helping her is NOT licensed in Indiana!
- Not providing help in building the home buying contract. Ex. "post-occupancy can be a nightmare, I wouldn't recommend it", or "You can place a financial penalty against the seller to help move them out on time".
Conclusion:
Overall, she made us feel like she didn't care, and was really just in it for the paycheck. She came across as uncaring, unreliable, uncommunicative, unprofessional, and uninformed.
Our recommendation: Find someone else.
