He advised we offer full price My house for one offer at 60 k less than asking I refused because he priced it much higher and I needed 15 k more to avoid cmhc fees After I declined the offer Dylan texted " will be hard to get 15 k more than they offered Although he priced it 60 k higher??? So I should have taken the offer? No action on the house was happening Dylan told me he was getting nervous as closing was approaching on the new house He told me they will likely give us our deposit back and won't sue us Told me the house was vacant and an estate sale so they will extend closing That was a lie some one lives there and bought a house so was depending on us to sell on time Dylan talked so much and continuously complained a out being so busy with five kids and stressed He did not care if I didn't sell and the consequences are serious I would lose my deposit and of course I would be sued and it would be catastrophic I fired Dylan and he was offended and defensive as usual I hired someone new and she got the home sold just in time and eased my stressed immediately Worst thing I've been through in a very long time I was panicking and scared for 2.5 months nit feeling confident in him to make this sale happen I even had renovations done hoping it would help the sale Dylan cost me a lot of money and stress I was in a very low spot during this time Dylan talks as if he knows it all and will go into detail about completely meaningless things and unrelated Difficult to speak with Not a listener Talks to you like it's your first rodeo and you r a clueless person I have plenty of experience in selling and buying I just didn't realize the market was so bad Certainly would not have gone in firm on a house without having mine sold Dylan still represented us with the home we purchased and went out of his way to make the last part difficult for us even venting to my son with his defensiveness excuses trying to blame me for the way things went So unprofessional Never had such an awful experience

I have kept all the texts/emails from all sources and parties to your transactions. Throughout both the purchase and sale processes, I provided full disclosure regarding market conditions, multiple-offer strategies, pricing considerations, and associated risks, along with regular written updates, supporting data, and ongoing communication. Choosing to purchase a property in active competition always comes with risks, which is why I got us a 4* month closing. All risks and outcomes were disclosed and discussed, as you’ll note, we completed a Form 127 with your offer, removing the condition of financing, inspection, and sale of your property. Market value, active competition and sales were all disclosed before buying or listing and throughout.
During your listing period, I marketed the property across MLS platforms, online channels, and social media, hosted open houses, installed signage, and consistently shared feedback, activity reports, and comparable sales. I also brought forward multiple offers during our agreement, all of which were reviewed with you at the time and as a result of which you chose to decline. Unfortunately, all of which were higher than what you ultimately sold for with an agent from a different brokerage who solicited you while you were under active representation.
Real estate transactions can be stressful, particularly in changing market conditions, and I understand how frustrating that can feel when outcomes are not what anyone hoped for. My intention throughout was always to advocate for your best interests, communicate transparently, and provide professional guidance based on the information available at the time.
