Rcmp move Used in July 2019 as buying agent - very patient, showed us around 30 places, we ended up buying her listing, though it was us who asked to see it, so no funny business there. Used again in Jan 2021 as selling agent, in overheated market. Before meeting we had been watching market closely for 6 months and expected 850k to 900k range. After initial meeting, we were really second guessing ourselves. We had bought in July 2019 for 689900 and market had gone from 570k (July 2019) to 795 (Jan 2021). So even by that metric, my initial pricing seemed on. Decided to list for 779,900 hoping for multiple offers (jen suggested 749,900). First day on the market we were booked solid and had a conversation about bully offers. I wasn't really familiar with what they were, but as we were spooked a bit from the initial meeting we went with 850. We were otherwise holding offers until Monday. In the end we got an all cash offer a few hours later (I think it was wednesday) for 850, with our preferred move date. I was hesitant but as mentioned we were spooked that we had expected too much, so took the offer. The next month a house comparable to our, but smaller a few doors down sold for 925k. So I believe in the end my initial valuation of our house was spot on and we should have set the bully limit to our very happy goal 900k instead of our minimum 850k. Jennifer didn't pressure us to take the offer, but I think knowing how hot the market was should have suggested a higher number for the bully offer, or we simply waited till Monday and would have probably had 20 offers. My mistake. As for the photos and staging, top notch.
