Unfortunately, our experience with Kamil was extremely negative from beginning to end. One of the first issues happened before we had even properly moved in. Electricity was not arranged for the unit, leaving us without power for three days. We were repeatedly told that the issue was with the utility provider. However, when we contacted ENMAX ourselves, we had no difficulty finding out that the necessary arrangements simply had not been made on his end. Throughout our tenancy, we also had repeated issues with maintenance. Several problems were documented during our move-in inspection, yet when we later asked for them to be addressed, we were met with variations of ‘this wasn’t an issue before you moved in’. This included a sink that was already clogged with coffee grounds when we received the unit. When a window later began leaking due to what appeared to be a building-related issue, the response was essentially the same: it had never happened before, so we were expected to deal with it ourselves. The fireplace is probably the best example of how absurd some of these interactions became. It was not working when we moved in, and instead of having it properly addressed, Kamil sent us YouTube videos explaining how to turn it on. At our move-out inspection, he then identified that same fireplace as ‘not working’. Why not simply open the same YouTube video that was sent to us when we asked why the fireplace wasn’t working? Apparently, the YouTube solution was only acceptable when the problem was ours to deal with. The move-out inspection itself was even more concerning. Issues and expectations that had never been raised during our original inspection suddenly appeared at move-out, including attempts to hold us responsible for items that we believed constituted normal wear and tear, as well as cleaning and maintenance that appeared to go beyond our obligations as tenants. I was also deeply uncomfortable with the way we were spoken about. In communication with a representative of our condo board, Kamil referred to us in a dismissive manner as ‘girls from Ukraine’. Whatever his intention was, bringing our nationality and gender into a conversation about a tenancy issue was completely irrelevant and came across as disrespectful and prejudiced. It was especially disappointing coming from someone who repeatedly emphasized that he was ‘born and raised in Calgary’. What concerned me most was that during disputes about our tenancy, Kamil himself acknowledged that he was not familiar with some of the legislation governing these situations. For someone professionally involved in property management and real estate, that is not reassuring. Based on our experience, I would strongly recommend documenting absolutely everything, communicating in writing, independently verifying any fees or charges where possible, and checking your rights before agreeing to any charge or deduction. Personally, I would never rent from him again, and I would not feel comfortable trusting him with a real estate purchase or sale either. Our experience left us with the impression that extracting relatively small amounts of money took priority over maintaining a fair and professional relationship with the people he was dealing with. I would not recommend working with Kamil.
