My experience with Micheal was much different than the other reviews It all started out well after I contacted him and he promptly came to see my home which is a stunning 1 year old infill which also got alot of comments on his instagram ...probably one to the nicer homes he listed recently Micheal is more about getting the listing . He makes decisions quickly and maybe not always the right decision or advice . He has built a small army around him that do most of the work while Micheal will work hard at first he then will sit back and not do much . My home turned into a nitemare . First listed in the fall of 2021 , it should of sold fairly quickly but the market was still suffering a bit . We listed in a reasonable price and after a 2-3 weeks Micheal wanted me to reduce . Micheal proceeded to make up negatives about the home trying to get me to think we should reduce ... I didn't like that as I said the home is stunning both in and out ..a very modern trendy infill ..take a look on his instagram After I think it was 3 weeks we got a offer that I did not like . It was an offer subject to sale of a condo with a $1200 /strata fee attached . Micheal tried hard to convince me to take it but I really didn't want to but accepted that perhaps I should listen to Micheal . Almost 4 months later I was still tied to this terrible contract . The seller struggled to get anyone to buy it and it tied my home up from selling to others as I was committed ...it was a huge mistake taking Micheals advice . He basically just wanted the number and I did not hear much from Micheal over those months but I did reach out to him for updates I asked Micheal if he would continue showing my home during this time under contract and Micheal relied "yes " but he never did .In the almost 4 months I had no one view it and Micheal ,when questioned ,said " no one is interested " Micheal was slow to respond to my inquiries at times. Sometimes Micheal would take a day....I could see he viewed what I wrote and basically he ignored me I felt . Finally months passed and I was able to get out of the contract when the buyer did not sell their home .... I called it right from the start that the buyer was not going to be able to sell a condo with that large of a strata fee . Micheal felt otherwise and he was wrong Funny thing is when the contract ended with this buyer immediately showings started happening again ...I mean like immediately ! Micheal sat on it for those 4 months and did nothing it felt like .I felt Micheal will tell you what you want to hear but it goes nowhere One thing I will say is if Micheal comes to you with an offer subject to sale do not do it no matter what or you will end up like I did ! Once my contract ended with this buyer , the buyers started coming again but the original buyer came back and said " I have an offer on my condo " and they wanted to sign an agreement again . Micheal advised it was good and again I took his advice and again it turned into a nitemare and set me back another month because the buyer of the condo turned out to have problems and there I was again in the same mess . Finally the contract came to the end and Micheal wanted me to extended it to give the potential buyer more time and I replied NO !!! Micheal wasn't happy about that and by this time I had had enough . I wasted so much time taking Micheal's advice and it cost me Once I ended it Micheal really wasn't happy and there was little communication but Micheal asked me to reduce my price .... I was on the market way longer than I ever should have been from a stunning home in Glenora ...it was ridiculous ! I reduced my price and shouldn't have . Micheal did not tell me the market had suddenly changed and prices were climbing ...he just wanted to unload my home because it was listed far too long again because of his bad advice which was just so he could show it had an offer and look good .... it was a poor offer I reduced my price reluctantly but the calls were already coming in to view and it sold to the first person in within hours ... I also had another person circling the block wanting to view it . Micheal told me the offer ...he didn't work hard to negotiate he just said its better than the condo offer . There was the other person that circled the block that was also calling his office to view my home knowing it had an offer and Micheal came up with this story that they weren't good buyers or something like that . Micheal didn't want to show it to them and wanted me to be happy with this offer . I didn't like that . I accepted the offer but had I let the other person view I more than likely could of done better Once the contract was signed Micheal disappeared . He left me with his assistant , a jr realtor who was learning and really didn't know what areas to take me . The 2 of them just basically let me scroll the MLS and find my own choices and then let them know and the jr realtor would show it to me ...Micheal had moved on and left me to his assistant and I didn't like that I texted him and asked him " are you still helping me ? " Eventually he responded back " I"m always here to help you " I terminated Micheal at this point because I was completed frustrated and fed up This sale took so long and it shouldn't have !! After the sale i landed in a spring market of outright craziness . Overbidding , homes sold before they even got listed and I was going to run out of time . I found a new realtor that was absolutely amazing . This person worked their butt off which was a complete change from Micheal . The home I ended up with was perfect and suited my lifestyle . Micheal's assistant struggled to find homes for me and for some reason sent me homes that I would never even consider . You would think by viewing my personal home you'd have a pretty good idea of what I would consider but no I was just being sent anything ...not sure she even looked at what she was sending at the start I'm glad alot of you were successful with Micheal but for me never again ...
