I work out of the same office as Peter Appleby and he even cheated me on a couple of deals we had together. I was so frustrated and disgusted with his work and I couldn't deal with him at all. After one of our listings I realized he was a blatant liar and will do anything and everything to lie, cheat, and scam his way to get a listing. The owners came to me a complained and I was in disbelief. Nevertheless I ended up helping the owners cancel the listing because of the sour experience that was left with them. DO NOT TRUST OR LISTEN TO THIS AGENT/REALTOR. He is not qualified to even be a Realtor. I'm not sure how people have not complained (as well as sue him) to the Real Estate Board and Real Estate Council.

After two years of investigating this, I finally found out this complaint was from a former client, not a Realtor in my office. (She met with myself two years ago (2020) and told me she wanted me to pay her $12,000 penalty and then a year later she wanted me to pay for her Realtor course fees. I politely declined on both, but said I would be happy to mentor her. Here's what happened 10 years ago (2012) when I was selling her home in Airdrie.
I sold the home in about 45 days and got above 95% of the asking price. I told them both during the initial interview that they should talk to their bank about porting the mortgage to save on the payout penalty like I do when meeting with every Seller. I later found out that they were getting a divorce and he was living in the basement. Apparently, neither one called the bank. When meeting with their lawyer and reviewing the payout statement, the payout penalty was $12,000 not the $3000 - $4000 it should have been with a $325,000 approx mortgage. This was probably due to them taking out a cash back mortgage or using a B lender mortgage that have huge penalties if you even breathe the wrong way. Somehow this was my fault. It's like blaming the airline for the hurricane happening on the day of your flight.
I have only cancelled 3 listings in my 20.5 year career that were with a Builder that the vice president helped a team real estate group take over. The VP was later fired for this and other actions. They only sold 1 out of the 4 new homes. Once the other 3 listings expired, the president called me up and listed all 3 with me. I sold the same unit beside the other that the "team" sold, but I was able to get my builder an extra $30,000 more with my RE/MAX skills, marketing and negotiations. It's also because I care about every single client and strive to get my Sellers the maximum dollar for their homes.
During the time this was written, I had one partner "Anna" and we only listed one house together. We sold it to a builder and the Buyer downsized to a townhouse in the same area. "Anna" and I taught a few seminars together, I mentored her, we hosted million-dollar listing parties at my listings with DJ's and Food Trucks. She told me I helped saved her real estate career. I know this rating is False because A Realtor is not allowed to comment negatively about another Realtor and can lose their license for it. It's in our Code of Conduct. Pete
