We experienced lies and/or inconsistencies in information from this realtor during search and sale process. Our experience was very unprofessional from both actions and words he carried out. He came across as very entitled regardless how little he participated in on either side of transaction. We heard Frequent boasting about big deals he was doing and his investments. Spoke ill of others he dealt with professionally and personally which we didn’t care to listen to. Blew up on more than one occasion and threatened to cancel contract if we didn’t proceed as he wanted to. Played games with our offer omitting conditions that were critical, ultimately contributing to the deal falling through and kept complaining about how much work negotiating the offer with the sellers and other realtor. When listing our property he didn’t provide any current market evaluations before posting on MLS and 1 week later suggested a 50k drop was needed. Sent us a draft for listing and several errors related to what the property had for rooms, layout and grammatical errors. Took little effort to ensure pictures were inclusive of some of the major property attributes. Stressful and very unsettling experience with this realtor was our experience. Unprofessional calling my realtor ridiculous at the price we are haggling for the property we want to buy because my realtor is also doing construction job and he knows there is a need for some repairs for the property we are eyeing (roof needs to be replaced in a couple of years, no range hood for the stove, no window at the basement for safety, appliances listed but not there actually). He doesn't care about the time or to respond to you if the deal will push thru or not. - Rocky
Reply: Well, this mystery person is at it again. All the houses I sell have proper windows in the basements, all the appliances are in the house or they are not listed. I'd really like to meet this person who is making up all these false accusations. I've been doing this for 20+ years and strive to be extra professional and ensure that the good of the team is put first. Thats the Seller, Buyer, Both Realtors, Both Lawyers, Mortgage Broker, Appraiser, Home Inspector and sometimes Condo Document Evaluators. Thank you Pete

I work out of the same office as Peter Appleby and he even cheated me on a couple of deals we had together. I was so frustrated and disgusted with his work and I couldn't deal with him at all. After one of our listings I realized he was a blatant liar and will do anything and everything to lie, cheat, and scam his way to get a listing. The owners came to me a complained and I was in disbelief. Nevertheless I ended up helping the owners cancel the listing because of the sour experience that was left with them. DO NOT TRUST OR LISTEN TO THIS AGENT/REALTOR. He is not qualified to even be a Realtor. I'm not sure how people have not complained (as well as sue him) to the Real Estate Board and Real Estate Council. - Coworker
Reply: After two years of investigating this, I finally found out this complaint was from a former client, not a Realtor in my office. (She met with myself two years ago (2020) and told me she wanted me to pay her $12,000 penalty and then a year later she wanted me to pay for her Realtor course fees. I politely declined on both, but said I would be happy to mentor her. Here's what happened 10 years ago (2012) when I was selling her home in Airdrie. I sold the home in about 45 days and got above 95% of the asking price. I told them both during the initial interview that they should talk to their bank about porting the mortgage to save on the payout penalty like I do when meeting with every Seller. I later found out that they were getting a divorce and he was living in the basement. Apparently, neither one called the bank. When meeting with their lawyer and reviewing the payout statement, the payout penalty was $12,000 not the $3000 - $4000 it should have been with a $325,000 approx mortgage. This was probably due to them taking out a cash back mortgage or using a B lender mortgage that have huge penalties if you even breathe the wrong way. Somehow this was my fault. It's like blaming the airline for the hurricane happening on the day of your flight. I have only cancelled 3 listings in my 20.5 year career that were with a Builder that the vice president helped a team real estate group take over. The VP was later fired for this and other actions. They only sold 1 out of the 4 new homes. Once the other 3 listings expired, the president called me up and listed all 3 with me. I sold the same unit beside the other that the "team" sold, but I was able to get my builder an extra $30,000 more with my RE/MAX skills, marketing and negotiations. It's also because I care about every single client and strive to get my Sellers the maximum dollar for their homes. During the time this was written, I had one partner "Anna" and we only listed one house together. We sold it to a builder and the Buyer downsized to a townhouse in the same area. "Anna" and I taught a few seminars together, I mentored her, we hosted million-dollar listing parties at my listings with DJ's and Food Trucks. She told me I helped saved her real estate career. I know this rating is False because A Realtor is not allowed to comment negatively about another Realtor and can lose their license for it. It's in our Code of Conduct. Pete
He dramatically dropped the price of my property in order to sell! persuade us to sell our house 70k below the market price as he noticed I have a job offer in a different city far from Calgary. He showed up at our open house fully hammered and the moment we closed the deal, he couldn't care less about us. Not even a gift. During the walk through, the selling Realtor was more helpful to us than he was as he didn't advocate at all to get some of the repairs done. Would never recommend this person or use his services again. - Edd
Reply: Dear Edd, Not too sure who you are, because I have never dropped a house by 70k. Moving to another city provides some motivation for sure. The next statement about being hammered is really ludicris because if you ask anyone, I never drink when I'm working. I've had clients want to share drinks when the negotiations are going on and I politiely decline. After the deal is either c/s or firm I will have 1 drink with a client. I think that I have only done that 5 times in 20 years. Pete

Mr. Appleby has come to us highly recommended and I can see why. We meet with him at his office and provided us with great service and a smile and wore his funky running shoes. Not sure why other had a different service but ours was very pleasant., even with our mortgage broker, Peter stepped up to handle things for us and the outcome as great. Peter is a great realtor and is very well connected.... not only in Calgary but, based on my listing he had it covering the country. He had many realtors go through the house, even though it was winter. I think I priced my house too high at the time and was unable to sell at my price. Peter tried to convince me to lower the price based on statistics. I decided not to lower and we agreed to cancel the listing. - Mike
