We asked Shelley to help us find a cottage in NW Ontario as she lives in the area and has been an agent there for many years. We hoped because of the above that we would have a leg up in a very tight market. We were very disappointed in her right from the start. She claimed to know the first cottage she showed us was built by a builder with a good reputation in the area. I have a pretty good eye for building construction and material. The cottage was built with whatever the builder could get his hand on (done on the cheap). We should have dropped here right there. I won't bore you with the in betweens but she really F'd up the last place we dealt with her on. She proved to be arrogent, unwilling to try to bring buyer and seller together after we had expressed mild interest with an offer # we felt fair to negotiate from after a 2nd visit (we wrote a letter to the seller stating so). She scoffed at that and responded, with much hubris that the owner may consider an offer much higher than our starting #. She then, without any effort what so ever let another buyer with another agent swoop in and buy the place (without counteroffers) for less than we were willing to pay for it without even offering a chance to put in a competing offer (and she had the listing so she would have collected both commissions with some effort)! She is totally entitiled, spoiled, incompetent. Definitly would not recommend her. Stay away!
