*Looking for an Advocate, Not a Salesperson: My Experience with Dawn Heaven, EXP Realty** My recent experience with Dawn Heaven of EXP Realty was an exercise in frustration and disappointment. What began with hope and excitement quickly devolved into a stressful ordeal marked by unclear communication, unprofessional behavior, and a disturbing lack of transparency. I was impressed with his instagram page that seemed informative, however it was just that, an instagram page, no follow through on words spoken there. **Communication Chaos:** * **Conflicting Information:** Throughout the process, Dawn provided information that contradicted the opinions of qualified professionals I hired. He downplayed the severity of foundation cracks identified by a contractor/plumber, suggesting quick fixes instead of addressing the root causes. * **Unreliable Follow-Through:** Repeatedly, Dawn made promises about deadlines and communication methods (email vs. text) that were not followed through on. This created a constant state of confusion and wasted valuable time. * **Pressure Tactics:** I was pressured to sign an exclusive agreement with Dawn despite expressing a preference for an open agreement, (he eve told me it was not a possibility!) which is legal under RECA. Similarly, I felt pressured to accept an amendment with repairs that left me unsure and uneasy, the known 3 cracks I wanted to get fixed as they pose foundational integrity to the house, however he said Tarek the seller and realtor, was willing to fill the cracks not correct fully. **Unrealistic Expectations and Lack of Advocacy:** * **Minimizing Concerns:** Dawn frequently minimized the seriousness of major issues identified by inspectors, prioritizing a "band-aid" approach over ensuring a solid foundation for my future home. * **Focus on a Quick Sale:** It became clear that Dawn's primary concern was closing a deal quickly, not finding the best possible home that met my needs and budget. This left me feeling like a pawn in his game. Initially telling me, "there is no chance you will get the deal unless you go unconditionally and upp the budget price." I in fact did get an approved offer with conditions despite his sureness of us not having a chance. **Impact on Me:** * **Stressful Experience:** Dawn's unreliable communication style and questionable practices caused me significant stress during a time that should have been exciting. * **Delayed Studies:** The constant back-and-forth communication forced me to put my graduate coursework on hold, adding another layer of pressure to an already stressful situation. Including him calling and texting non-stop on a Sunday night despite my request to only email and to discuss on Monday. He could have discussed things with me any other day before that. **Additional Red Flags:** * **Hidden Fees:** Early on, Dawn proposed a hidden fee of 10k in service fees, which he later corrected. This raises serious concerns about his transparency and potential ethical lapses, or the pure lack of basic industry knowledge, as he was saying I the buyer had to pay his service fee. * **Broken Promises:** Dawn's promise of an extension for a full basement inspection went unfulfilled, causing additional stress and uncertainty. I asked him several time to confirm with Tarek the seller and he always said, "yes don't worry I got you." * **Misleading Information:** Dawn claimed there were other offers on the house(5), pressuring me to accept it quickly. Later, it turned out to be false information. * **Lack of Professionalism:** Dawn's initial mistake about service fees, combined with his inability to secure a promised extension, his consistent lateness, his mishandling of my bank draft(when asking him several times he said it was safe in his home office drawer, suppose to be at the brokerage), and the undisclosed 118-page inspection report, paints a picture of a realtor lacking professionalism and knowledge of the real estate market. * **Unreliable Team:** Dawn's team, including a realtor named Max who never met me or communicated with me directly, was introduced only through forms requesting profit-sharing. This created an atmosphere of distrust and a lack of transparency about who was truly representing me. * **Lack of Disclosure:** Dawn failed to disclose crucial information about the house, the fact that the house had been previously listed, taken off the market, and relisted for a significantly lower price. * **Inconsistent Behavior:** Dawn was consistently late for appointments, including being 45 minutes late for the second inspection. This lack of punctuality caused me additional stress and financial burden due to increased inspection fees. He also promised me in an email that he and his team would reinburse me for inpection fees, this has yet to happen, and it has been 2 weeks ish. **Conclusion:** My experience with Dawn Heaven was a masterclass in how not to realtor. His lack of communication, professionalism, and transparency not only made the home-buying process stressful but also cast doubt on his ability to advocate for his clients' best interests. I strongly advise anyone seeking a realtor to avoid Dawn Heaven and look for someone who prioritizes clear communication, transparency, and your well-being throughout the entire home-buying journey. I truly hope he seeks more education and mentoring before attempting to sell anymore properties. **Additional Notes:** * I have email and text communication to support my claims. * This review reflects my personal experience and may not be representative of all interactions with Dawn Heaven. * I hope this review helps other potential buyers make informed decisions about their realtors. **Please note:** Tarek Hageahmad Associate was the seller and the realtor( which I was notified about days into the offer) on this vacant house 42 Hunterhorn Crescent NE Calgary, Alberta T2K6J3. The listing agent is Abe M. Elhage Associate, however my new realtor has only had Tarek communicate with him, and again more misleading, and run around information. I do not recommend eXP to anyone, as they are all from this ale business, nd do not have transparency in this dealing. - LG

Conflicting Information You mentioned that I downplayed the foundation cracks. I want to clarify that I did not minimize their significance. I explained that foundation cracks are extremely common, even in newer builds, and shared that the standard repair method is sealing the cracks—something any concrete specialist would confirm. You also consulted your uncle, who agreed that sealing was the appropriate solution. It’s worth noting that shortly after, you submitted an offer through your aunt (a realtor) with a condition to seal the foundation—an approach I had initially suggested. I respect your decisions throughout the process, but I found this inconsistency puzzling. 2. Unreliable Follow-Through You referenced missing a deadline for another inspection. To clarify, extending the inspection period would have required you to sign an addendum. Despite multiple explanations, you chose not to sign the document, which left us unable to proceed. Eventually, the seller declined to extend the period, which was beyond my control. 3. Pressure Tactics I take accusations of using pressure tactics very seriously, as they are entirely against my values. Asking you to sign the exclusive agreement was a legal requirement to represent you. Unfortunately, you never signed it. Later, it became evident that you intended to switch representation to your aunt, which I respect, but this made the process challenging. Regarding repairs, the concerns you raised were the same ones you ultimately addressed with your aunt. I find it confusing that my advice was dismissed initially but later adopted during your subsequent negotiations. 4. Unrealistic Expectations & Advocacy Your concerns about advocacy and minimizing issues appear to stem from the same repair suggestions that were validated by your uncle and later used in your offer with your aunt. Additionally, after your aunt couldn’t finalize the deal, you returned to me, asking for help to complete the process. 5. Focus on a Quick Sale I understand how this perception could arise, but it’s not accurate. From the beginning, you expressed that you liked the home and could see yourself living there. I advised that Calgary’s market moves quickly and homes sell fast—this was intended as a factual observation, not pressure. You initially wanted to offer significantly below market value, which I explained would be challenging. Despite this, I supported your decision and submitted the offer, which was not accepted. I later worked with your mortgage broker to adjust your pre-approval, and together, we successfully submitted an offer at the approved amount. 6. Stressful Experience This process was undoubtedly stressful for both of us. I sincerely apologize for any added strain on your experience. However, this was not one-sided, and I want to acknowledge the challenges I also faced during this time. 7. Delayed Responses Communication was a consistent issue. At times, your responses were delayed by a week for messages that required only brief replies. These delays made it difficult to maintain momentum and meet deadlines. 8. Hidden Fees As this was one of my first client experience, I admit I was initially uncertain about commission details. I clarified this with you the same evening and ensured you understood the breakdown. I regret any confusion this caused. 9. Lack of Disclosure We reviewed the inspection report in detail together, identifying and prioritizing items for repair. It’s unclear why you feel there was a lack of disclosure, as every effort was made to ensure you were fully informed. 10. Inconsistent Behavior I strive for punctuality in all my dealings. On one occasion, I arrived late but in no way disrupted the inspection process, as the exterior review had just been completed. Conclusion I always aim to take accountability when I make mistakes, as I believe it’s how we grow. I’ve addressed your concerns thoroughly here and hope this provides clarity.
