Reply: Mr. Toupin is represented by another Agent, but I can understand the source of his frustration. I was very happy to negotiate top dollar for my client in my role as Seller Representative.
Reply: Mr Bamlett, How do you explain a transfer of business operation as part of the sale without any training, by destroying all business documents and refusing to transfer the business PO Box? You actions may have been acceptable to your eyes but even the seller’s lawyer, your legal counsel, filed a complaint to the Real Estate Council of Alberta against you. Again, an agent to be really worried about.
Reply: As I wrote previously, I’ve had no dealings directly with Mr. Toupin, he is represented by another Agent. I would suggest that his concerns are best discussed with his agent. This transaction was closed according to the terms of the contract he signed. No formal complaints have been made by anyone who participated in this transaction, I consider the matter closed.
Jason was much disengaged from our transaction. I gave him the benefit of the doubt when his suggested listing price was $120,000 off from what he intended to send over. After a month of no action I figured out that he had incorrect contact info on the MLS site. He was very reluctant to hold an open house at my request. 9 weeks later finally hosted an open house and received an offer where he implied that I would be stuck with the house for a year if I didn’t take the low offer. A short back and forth and I accepted the low offer on condition he reduced his commission by $2,000 in an email. My advice is to be sure you write everything in the contract accepting nothing in good faith as he has failed to uphold the agreement and considers our file as closed as I had signed the closing documents. $23,898.00 to hire a realtor to put a posting on MLS then pressure you to take any deal for the sale - Jamie
Reply: I can appreciate Jamie’s frustration with the condition of our current market, but the facts do not support his claims. I represented Jamie for the sale of his home. His home was located in a market that had less than five similar sales for the previous 12 months. As of today’s date (October 3, 2018) the average price / sq ft for homes in this market is $254 with an average days on the market of 126. Jamie’s home sold in 74 days for $283 / sq ft. At the time he accepted the contract, it was the highest price per square in his price range, and the second highest year to date. All conveyancing adjustments were made in writing and are clear for anyone who wishes to review. Jamie I invite you review the statement of adjustments provided to you by your lawyer, you will find everything to be in order.
We worried about how this was all going to come together. From the first time we met Jason we knew we were in good hands. He took control selling our home quickly and finding the perfect match for a new home. A great Agent.
Told us he'd have the evaluation back in 2 days, it took a week and then undervalued our house by over 190 thousand dollars to our other evaluations. We are in an estate area and he compared it with starter homes Not impressed. Sorry a bungalow in Mount Royal is worth a tad more than a two story in Pineridge N.E.
Too busy to give you personal service. Everything has to go through his assistant. Gets the listing and then you can't get a hold if him again. Smooth talker & sales pitch - all show no action once you sign on the dotted line.

The best are the hardest to get in touch with. He was'nt able to meet with us for several days. When he did come he was ready to work. Pre-list package and informed answers were things that impressed us the most. Thank you JB and Team.
