Jyoti Sharda

Unfortunately, I had to associate with Jyoti Sharda for finding properties in region of Waterloo.  I am writing this review so at least you can be saved She is the worst realtor that I dealt with. I spent almost 6+ months looking at houses in Durham with my realtor who sold our house. Because of the massive bidding and prices on the east side I was fairly unsuccessful. Then, I was referred to Jyoti Sharda by one of the family member to try in Kitchener waterloo area in parallel. During the first meeting, we discussed the terms that we are only interested in looking for houses with her in Region of waterloo with her and she know complete history of me looking at houses in Durham region with my realtor. For next four weeks, we started looking at houses parallel in KW region with Jyoti along with Durham to find the best house that suits our needs. This is when issues started. 1. Jyoti would not show up to the appointments, she used to give the lock box code and advice us to go by ourselves as she is too busy for us. - Proof attached in google review 2. Without discussing single term about Buyers representative agreement(BRA) and not even explaining this to us, she snuck BRA into the second house offer that I put. She texted me saying sent me and 'OFFER' for signing. - Proof attached in google review as this website does not allow for screenshots You might be thinking BRA will be required for offers, but no, this never happened for the first offer for the house that I put with Jyoti. Magically it appears during second house offer. - Art of deception, earn your trust and  snuck in binding offer and force person to sign ASAP so they would not notice. 2 A. In BRA, she included the areas of her choice which is covers good part of southern Ontario. (GTA, DURHAM, DUFFERIN, PEEL). Not a single house from these areas included in her list of houses. 3. During the Covid time, protocol was to allow only two people, because she was late for few appointments, she used to piggy back us with other realtors which is a huge health risk for us. After me finding the house that fits our needs in Durham with my original realtor, now Jyoti is trying to get money for a house in Durham which is 150+ kms. An area, which we never dealt with her. I am complaining her to RECO and I would advise extreme caution dealing with Jyoti Sharda. - Sriharsha Yarlagadda

My family and I purchased a home several months back, I'm glad that I chose Jyoti & her team and received the much-needed guidance from her during the process. Our first home purchase was MUCH more stressful than we had prepared ourselves for and to say it threw us a few curveballs is an understatement! This time we decided to take a different route and work with a realtor who would NOT rush or push us into buying unless we're convinced.Jyoti allowed me to ask her countless questions without feeling pressured or ignorant for not knowing the answers. There were times I doubted the process, I at times felt as though I needed to "make sure" they were doing what they were supposed to be doing. Each and every time, Jyoti made me feel at ease and explained that it was all just part of the home buying journey and it was all going to turn out ok. I feel like that's a true testament of character, patience, and tolerance that she put up with our endless doubts because of our past experience. I truly appreciate the countless phone calls and questions she took the time to walk me through. We're very pleased with the services offered by Jyoti Sharda & her team . We've been looking for a house for quite some time and it just seemed impossible to locate the property that matched what we were looking for as a family. With Jyoti's help, we found a decent family home close to our kid's school area. She thoroughly explained what to expect during our home buying process, everything happened a lot quicker than we anticipated and Jyoti was with us every step of the way. Jyoti and her team are only interested in a sale. They are only concerned about the amount they will be paid after a sale. They lack professionalism, integrity and honesty. I was contacted by them after I entered my phone number in a website I cannot recall. They were quick to provide a presentation which she has well rehearsed with other buyers. She makes it seem as if she’s really interested in helping but be careful as this is a trap to get you to sign a buyer agreement in which you will be locked in for a term of 12 months. If you do sign, you are obligated to only use her services for a period of 12 months. This information is not verbalized when you she asks you to sign. Secondly, they are not well versed in real estate, I decided to use their services due to the fact I was not able to go elsewhere but they don’t have adequate knowledge to research property that is suitable to their clients. In fact, I found the property on my own and of course they get commission on my purchase even though there was no effort on her part to find me anything suitable. Third, she will not disclose full details of payments, I don’t believe she knows herself of what may arise but there were several surprise fees. Last, she might refer you to mortgage brokers who also were not transparent with their charges. And to top it off, they WILL pressure you to purchase!! That’s how they trapped me. By using the excuse of new changes in the market she was able to trap me. Help yourself and try to do as much research as possible on your own before you even ask her a single question. - Paul
