Kip has been an extremely helpful, well spoken, insightful, and experienced realtor. I have been searching for 3 years now, and Kip has been wonderful with me and my search. Whenever I'd ask him about listings, he'd always get back to me within 24hrs. Never put any pressure on me. Gave great advice. Has made buying my first home MUCH less stressful than I thought it was going to be. Was wonderful with writing up my subjects and stipulations. In a HOT market like Kamloops, it’s important for your realtor to have the ambition and drive that Kip has. This market ( as we found out ) moves very quickly. Before we found Kip we were losing out on places not just by a day, but even by an hour. Shortly after Kip started helping us find our home we immediately noticed how quickly he responded to texts, and was always ready to chat on the phone for whatever questions or concerns we had. After months looking for a downtown condo, Kip helped us out in and around a WEEK. Being first time condo buyers, we weren’t sure about many things, however, Kip has been professional and helpful throughout the entire process. Kip was an absolutely fantastic realtor! I was in the market to buy a great home, but wasn't sure about market conditions. However, Kip managed to find me an absolute gem, and negotiated to get the price way below market value ($28,500 less to be exact!). Asked mr. Clere a month before possession to find out how everything works. He Said he would n on possession day, after I drove 5hours from my old location. He rushed showing me the place , didn't show me how to use anything in the million dollar home I just purchased. Also said, believe or not," I have a dinner reservation, let's hurry this up." No welcome to your new place gift basket. The previous owner took things they shouldn't have n left garbage throughout the property. If Mr. Clere would wrote of a much better purchase agreement unlike the amateur one that he did, that didn't cover all the fine details and particulars. Alot of things that were taken by the seller, would be here still. The Agreement was loosely written and he did not do anything about things that were in the contract that didn't get done. Such as professional clean, microwave n fixed shelves that were removed to holes left in the from the fixed items. Mr. Clere also showed huge lack of professionalism, proactiveness n due diligence by a real estate professional in regards to providing documentation for my property. I had to ask him before he sent most of the documents for property. Took me a month to figure out how to use my hot tub, that mr. Clere should ve show me on the possession date. It's took him 3months to send my property line documents along with where my septic tank n field are. I asked for this a month before possession n received them after constantly bugging Mr. Clere for them. He even that the nerve ti tell me I could get them myself. After receiving the property boundary I see that my property is in from my fence line. Mr. Clere is too buying trying to make money then being a quality realtor. You want a reliable realtor that crosses the T's n dots the I's? Mr. Clere is NOT that person. He will be hearing from my attorney soon enough. - Arvin singh

Reply:    Hi Arvin. I’m so sorry that your expectations weren’t met. I always aim to provide an excellent experience for my clients, obviously that was not the case with us. I do feel awful that it end this way and I would love the opportunity to make things right for you. I acknowledge that there were things I could have done better as your buyers agent. I do also want to note that we were dealing with a very uncooperative seller and that certainly made the transaction more tense than anyone would like. Many of the points you raised are issues where the seller breached the contract. I did not know the seller, represent the seller nor did I have control over the sellers behaviour. I would like to address your feedback here.    * Regarding instructions for home: I did make multiple requests to the listing agent who was representing the seller for instructions on how to use items in your new home. The seller did not oblige, and I could not force her to provide instructions for you. Since she did not leave instructions, and since I had never met the seller or lived on the property before, I did not have the knowledge to share with you. I explained that to you and apologised for the situation. I recall the two main items being how to setup the pool and the hot tub, which we spoke about getting a pool company to come and set it up for you. I would never say “let’s hurry this up”, that is far removed from my character. We did a walk through entire home together.   * Regarding removal of microwave and fixtures (shelving and baseboards): The microwave was included in the contract. The seller was in breach of contract for removing it. The Seller also breached contract by removing fixed shelving and baseboards. I called to have seller pay for damages. Seller did not agree. I suggested you proceed by suing the seller for breach of contract to make this right. It was the seller who is responsible for these damages and removal of fixtures, and nothing to do with a lack of details in the contract. * Regarding left over garbage and professional cleaning: A professional cleaning term was also included in the contract. Again, the seller was in breach of contract for not completing a professional home cleaning. The contract also stated on all personal items (including garbage) must be removed. The Seller did leave a lot garbage on the property. Again, the seller was in breach of contract leaving those items there. I did however drive my dump truck to your property, and personally removed the sellers leftover garbage and took it to the dump at my expense. I recall us sharing a beer together after that.    * Regarding the property lines: You discovered after the sale that the seller knew this and did not disclose your fence line back from your property line. This was the sellers disclosure to make, and you can pursue her for that. I didn’t get you the septic info in a timely manner and that’s my mistake. I acknowledge that and I sincerely apologize. I was frustrated with trying to do right with the mess the seller left, and not feeling respected for my efforts at all. But I should have put those feelings aside.    * Regarding move in gift: I am sorry that I didn’t get you a move in gift. I had already spent money correcting the sellers wrong doings multiple times and justified to myself that I didn’t need to get a gift because of that. I was frustrated with how everything had gone. That’s my mistake and again I apologize. A gift card to Earls and a gift basket are coming your way this week. Since the Seller was uncooperative and for your security, I had a locksmith come to the property on completion and change out all the locks. This was also done at my expense. I hope you remember that. I think it is far more appropriate that the seller hears from your attorney since she was the one who breached the contract multiple times and left you with the list of problems you noted above. The true mistake I think I made during this was to not make you feel respected and cared for right until the very end. My attitude was “You can fight the seller for that” rather than “Lets fight the seller for that together”. For that I am sorry. I will attempt to reach out to you again.
