We can't speak highly enough of our experience with Kourosh Doustshenas and by recommending him to all our friends and family, we try to make their home buying experience as smooth and stress-less as ours. We had been looking for a home for almost 6 months (obviously with no luck), without a realtor (you ask why: simply because we had a limited budget and we wrongly assumed we had to pay them for their services!). But then we met Mr. Kourosh Doustshenas at an open house. He realized that we were first time home buyers (obviously due to our naive questions and lack of knowledge and experience). To our surprise, he was very engaging, patient, knowledgeable, honest and all in all, simply pleasant to talk to on our first encounter! Since we had many questions, Kourosh invited us to a coffee at Tim’s after the open house, so he could get to know us and our needs on a more personal level. He helped us identify whether we wanted a Condo or a House and what neighbourhoods to consider based on our priorities, life style, must haves and wish list. He also connected us to a mortgage broker, so we could determine our budget based on our financial status. He reassured us that he would work free of charge for us to find us the best property that met our needs (by: Sending personalized search results to us so we don’t have to search the MLS on our own; Setting viewing appointments based on our schedule so we don’t have to wait for open houses; Going to each viewing with us to answer any of our questions/concerns; Writing us the best offer based on local markets and his professional expertise; and Being their for us after the deal is finalized in case of any unexpected issues). Every time a property became available that met our criteria, Kourosh made sure we were aware of it immediately. He was easily accessible and didn’t mind our non-stop silly questions all while “listening” carefully to what we had to say! He made sure he would provide us additional information on the property and the demographics. He would methodologically guide us through the viewing where he would mentor us to inspect the property and look for any signs of problems or comment on the quality of build, finishes and appliances. Kourosh never forced us to write an offer, but finally when we thought we had found the "one" (after less than a month of working with him); he helped us write the best offer and negotiate a reasonable price in the bidding war all while considering our comfort level (so we didn’t need to rob a bank). As expected, he also guided us through the inspection and closing process. It is needles to say that Kourosh is exceptionally good at what he does as a Real Estate Realtor and Broker while being very patient, approachable and friendly (after all he has been a Winnipeger for a while). - R.
