Nathan used his trick by rushing us to sign 3 contracts (Selling, buying and Buyer Agency Exclusive contract) very late at night. He lied to me and my husband that the Buyer Agency Exclusive contract was the contract to allow him to put the offer that we were already ready to put. Nathan lied to us that the buyer did not have to pay anything when I asked him about the buyer's brokerage remuneration in the contract. He sent the copy of the contracts the next day which the duration of the contract was changed to 1 year. The next day we asked him about the result of our offer. Nathan lied to us that the seller of the house we were interested in already accepted the offer. Later we talked to the seller realtor since he still operated the open house. The seller realtor told us that Nathan never contacted him.
We knew later that what Nathan told us about the Buyer' Agency Exclusive contract was not true and asked him to terminate the buyer's agency exclusive contract which he agreed to terminate in writing via text message.
More than 1 year passed, Nathan wanted the commission in his own pocket by suing us in small claim court although he never worked for us, not even once since later the owner of the company (who was famous in the news of committing misconduct) and another realtor replaced him and worked for us. Nathan lied under affirmation that we did not ask him to terminate the contract. Nathan lied under affirmation that we breeched his buyer agency contract while the contract already terminated . Nathan sent the notice of claim in the envelope that said CBC MARKET PLACE was the sender. We had a lawyer represent us in this hearing.The judge had Nathan amend the claim since he had no right to sue us in 1 month which he did not do it.
More than two years and a half passed in 2022, the name of LeHomes Realty First dba LaBoutique Realty was added to the claim. This year the company was fined by FINTRAC for more than $270,000 which might be the reason why they came back to scam money out of me and my husband.
At trial, Nathan lied under affirmation. For example, he lied that he did not agree to terminate the contract .He lied that when he wrote "You are free to choose whom to work with" , "whom" meant anyone in his company which we had the conversation via email and message that we asked him to terminate the contract. We did not ask him to work with other realtors in his company. He testified that he did not have authority to terminate the contract which the real estate council told me that realtors represented the brokerage when they signed the contracts, so Nathan and any realtors could terminate the contract.
LeHomes Realty First dba LaBoutique Realty had the manager to attend the claim. The manager testified that only he could terminate the contract which the real estate council told me that it was not true.
Nathan and the manager lied that the contract was not terminated while the contract already terminated.
Nathan lied that the owner was only a realor and he did not know who the owner was. Nathan testified that neither the owner nor designated agent could terminate the contract while Nathan Lee accepted that he and the owner represented the brokerage.
Nathan and the manager sent the MLS that we never saw and signed along with another MLS that concealed the real commission to illegally claim for higher commission
Sadly, in the reason for judgement, the facts were changed. Also my husband and I were falsely accused for what we did not do. All Nathan's and manager's lies were accepted and rewarded.
We testified that we never agreed with the term in the Buyer's Agency Exclusive contract since it was never disclosed when I asked Nathan about the buyer brokerage remuneration before we signed the contract, but was misrepresented that we did not have to pay anything.
The judge accepted that it was OK for Nathan to give us the copy of the contracts the next day due to the execution of the contract was very late at night while I testified that the date in Buyer's Agency Exclusive contract was changed to 1 year duration.
The judge wrote that she did not know about the Part 5 of the Real Estate Services Act Rule which I submitted some related part to her when I testified. It was about the Buyer's Agency Exclusive contract will be terminate according to
"(vi) if the Buyer's Brokerage and the Designated Agent are unable to continue to provide trading services to the Buyer as a
result of Part 5 of the Real Estate Services Act Rules"

The money that Nathan Lee, the Manager and LeHomes Realty First dba LaBoutique Realty got from our honest and hard working gets cursed from us. That money will not bring anyone involved any happiness, except bad luck.
Nathan threatened to sue me because I wrote bad review about him to warn people. I was reluctant at first because Nathan lied and was rewarded for his lying in small claim court before. I consulted my lawyer. The lawyer said
