I hired Branden Eldridge to sell my townhouse in Toronto in 2024. Partway through the listing period, our condominium corporation began discussions with a developer regarding a potential purchase of the entire complex. During that process, a dispute arose regarding whether the developer's preliminary interest constituted an 'offer' and whether commission entitlement could be triggered under the listing agreement. My concern was that commission-related interpretations were communicated to me before they had been fully clarified with the brokerage. Those interpretations later changed after additional consultation. The situation ultimately led to a significant disagreement regarding compensation, termination of the listing, and professional expectations. Although we eventually reached a resolution, the experience left me disappointed with the communication, documentation, and handling of the matter. I believe real estate clients benefit from clear written guidance, especially when unusual situations arise that could affect commission obligations. In my experience, that clarity was lacking, and as a result I would not personally use the service again. - Michael Baque
