I recently sold an investment property to Huzefa’s clients and the process was brutally stressful and unpleasant. Commonly when selling a home, it is generally accepted that certain cosmetic imperfections will be passed on to the new owners to address, especially in the context of repainting walls and some minor cleaning. After a detailed visit to the home with the buyers, Huzefa had made an inspection waived offer with certain ‘good condition’ clauses in the appendices, which are standard. However a few days before closing during one of their walk-throughs, they declared damages of thousands of dollars for a host of cosmetic issues, throwing the deal into question. I was desperate to close since the refinance of my home depended on the closed sale of my investment property. What followed was an incredibly stressful period of a few days when I scrambled with my family to fix a bunch of cosmetic issues that were already present and seen by the buyers at the time of offer. Everyone I spoke to has said this action was completely out of the norm. In this case, I would say, seller beware. - Tarek Ali
