I have known James as a realtor since about 2009 but first used his services in 2016 to sell a condo in Port Coquitlam. My condo was a difficult sell at this time with the current 1995 build and with multiple different laminate flooring in the kitchen, hallway and bedrooms and dated colour scheme (beige/off-white/cream), white kitchen appliances, narrow (1.5”) white baseboards and door casements, brass door hardware, oak kitchen cabinets, formica (dense particle board) kitchen and 2x bathroom countertops, ivory coloured Decora light switches and receptacles and lighting fixtures. Everything was in clean and fully functional but dated, with which we as owners and occupants were perfectly fine with. We are the practical spending type that does not believe in fixing something that is not broken! James performed his usual metrics and analyses of market trends, sales in the condo and surrounding area and recommended that we upgrade all of the above by utilizing money from our line of credit. We did all the upgrades, including new kitchen and bathroom sinks, granite counter tops, flooring, painting the walls, doors, kitchen and bathroom cabinets (white), replacing the appliances with new “scratch and dent” stainless steel front ones, white Decora light switches and receptacles, silver colour door hardware and light fixtures and the place was suddenly current with the new condos on offer in the area for $100k less. This took a month to achieve. James listed the condo on the Sunday and we had an accepted offer on Tuesday at over asking price. We were so happy and relieved as the condo had been costing us $500 per month over 5 years of having tenants and so much problems with them! The upgrades cost $20k, but resulted in a higher asking price of $60k, a quick sale and $40k profit after the mortgage and all costs including realtor were settled. James Mcbride rolled up his sleeves, physically purchased and replaced all the door hardware himself in his own time, hired and dealt with the granite contractor Jesse, the flooring contractor and the painter, then staged the condo beautifully! He is such a professional, a gentleman and a scholar of realty, always staying up-to-date and on top of market trends! He actually works harder than any other realtor I have ever met, pitching in alongside you to get it done, why, because he cares about you and getting the job done right, the first time!
