I would like to share my terrible experience with Morning Yu, a realtor from Laboutique Realty, dba Laboutique Realty Ltd. dba Laboutique Realty-Richmond dba Metro Edge Holdings Ltd. dba Metro Edge Realty or LeHomes Realty First. I hope my shared experience will be helpful to anyone who is looking for a realtor. Morning Yu signed a selling contract with her name as a selling agent for me after a realtor named Nathan Lee lied to me and lured me to sign a selling, buying and buyer agency exclusive contract , but Nathan Lee never worked for me. She came very late at night and had me sign the selling contract without letting me read the contract. She and her Partner, Fan Yang, promised to return some money after the selling of my house, but refused to write down what they promised. She had a realtor named Sharlene Niu operate the open house for her. Sharlene Niu did terrible jobs. When there was a potential buyer, Morning Yu and Sharlene Niu knocked on my door and offered to be our buying agents with a $0 remuneration contract. I gave them a try. They used a trick to have me sign the contract, but they never signed and did not give me the copy of the contract. Again Morning Yu had Sharlene go to see some houses with us. I found out that Sharlene was lazy and dishonest, so I stopped using their services.I looked for houses and went to open houses by myselves After my house was sold, Morning Yu refused to return the money as she promised. Then I asked Morning Yu, Sharlene Niu and Nathan Lee to terminate all relationships. They agreed in writing via text message.Then I bought a house that I found on the internet and went to the open house by myselves many times. Two years and a half after I bought my house, LaBoutique Realty Ltd. was imposed an administrative monetary penalty of $275,385 and the managing broker, John Sanderson was awared of the BCFSA investigation for professional misconduct. They sued me in small claim court. The brokerage had John Sanderson and Nathan Lee lied in court that Morning Yu was only a salesperson and did not have an authority to terminate the contract while they sent the information to BBB that Morning Yu was an owner of the brokerage. Also they lied in court that I breached the buyer exclusive agreement while the agreement was already terminated according to the termination term. Also they concealed the actual MLS sheet to claim for higher commission. Morning Yu did not appear in court. She just wanted her share of illegal claims of the commission. Morning Yu, Sharlene Niu, John Sanderson and Nathan Lee knew that I did not breech any agreement. They worked as a team to gain an illegal claim. They knew they won in court because of their lying. The illegal money that they got from me was cursed and will not bring them any happiness, except bad luck. Although I did not get the justice in court, but I know God and Karma will do their jobs - Kylie Pat
