Property Purchase in Surrey, BC | Jul 2020
Robbie was the seller’s agent on the condo I purchased. My experience working with him was a nightmare. My agent’s office had to follow up with him several times for documents. At times, he forgot to send paperwork off to his clients to sign. I was reassured and told several times that the unit would be cleaned professionally and the fireplace would be serviced before closing (as was stipulated in the signed contract). This was not done and the unit was infested with cockroaches on the day of possession and the fireplace was never serviced or cleaned. On top of this, the cockroaches were nesting inside the stove, making it unsafe to use. I asked for a replacement stove (the contract stated all appliances must be in working condition). My agent and I had to fight tooth and nail for him to agree to taking care of the issues. His excuse was that he didn’t have time to view the unit before giving us the keys, but he had a month to take care of it. When it was time for payment, he refused. We again had to fight him on this. He ended up paying for a portion of the cleaning, but not all of it. My agent thankfully paid the rest, but really this should be Robbie and the seller’s responsibility. The exterminator was not paid for several weeks and called me and my agent to collect payment several times. Robbie originally agreed to pay for the stove, then came back and said he would only pay for half. If you want someone professional and does not run on empty promises, look elsewhere. I would never do business with Robbie ever again. Avoid him at all cost. - Katherine

Robbie did a excellent job on selling my house at full asking price in a week and found me a house that had everything I was looking for. Good job Mr. Johal - Nick hurst

#1 Realtor in Clayton? I’m not sure what rating Robbie is using to give himself this title, but this realtor is exactly what give the entire industry a bad name. Unfortunately we listed our home with Robbie due to a recommendation and a very flashy sales pitch. We were successfully deceived; all he wants is commissions to fund his personal advertising campaign rather than sell homes. All of your fees, which are at a premium compared to most, go directly to advertising himself and slapping his mugshot on every bus stop in the neighborhood. Don’t expect any decent level of service, or to even hear from him, once you sign your contract. No feature sheets, incorrect listing information, poor research. He immediately passes you over to his assistant (who tries his best, but is clearly over worked) and hopes your house sells itself. After constant pressure to drop our price to sell fast, multiple screwed up viewing appointments and displays of his personal feuds with other realtors (taking other agent signs down and refusing to show our home to specific agents) we realized we had hired the wrong realtor. Easy enough to rectify, right? No! After multiple attempts to dissolve our contract and go with another agent, even within the same brokerage firm, Robbie refused to release us from contract. He demanded full commission if we sold through anyone else, without doing any of the work. We were forced into a position where we were unable to list or sell our home for 3 months because Robbie refused to accept that someone was unhappy with his lack of services. Lifestyles Remax offered absolutely no support either, as clearly Robbie is their golden boy. Do your homework before listing your home with an agent. Big marketing and flashy sales pitches likely mean they spend more time and money on themselves than working to sell your home. Be sure to look into realtor conduct history as well. Robbie has received multiple penalties from the Real Estate Board for misconduct and contraventions of the Real Estate Act. Robbie’s imprudent decision to hold us hostage to our contract only guaranteed we remain in our neighborhood for a few extra months – time we have used to share our extremely disappointing experience with this agent. - Cameron
He may call himself the number one realtor and drive around in a car with a one on it, but his service level is far from that. We had numerous issues with Robbie, starting from our first week on the market (with mixed up showings, clients arriving before the agent, leaving garbage behind for us to pickup and him forgetting to bring our pamphlets). Robbie did not have our best interests at heart, and did nothing but make our selling experience extremely difficult. Robbie will blame anyone but himself for his mistakes. He didn’t communicate to us on next steps or a game plan without us asking, and failed to provide us with BASIC info on multiple occasions, upon request (due to his lack of wanting to put in effort). Robbie also made multiple rude comments to us throughout the process and to others. We asked for an unconditional release, which he failed to fully allow. The only reason we stayed was due to a last-minute change to an offer. During this process, he had no problems asking us for things (extending deadlines, realtor bonuses, or reducing the price), but would then disappear and failed to provide basic service to us when requested. There is a difference between confidence and arrogance, and Robbie is definitely the latter. I hope no one has to go through this experience and I would not recommend him to anyone. - Shelley Esau
