I would like to share my terrible experience with Sharlene Niu, a realtor from Laboutique Realty, or Laboutique Realty Ltd. or Laboutique Realty-Richmond or LeHomes Realty First or Metro Edge Realty or Metro Edge Holdings Ltd.. I hope my shared experience will be helpful to anyone who is looking for a realtor. Sharlene Niu was assigned to me by the CEO/ owner of the brokerage (according to the BBB website) to replace a former realtor who could not and never work for me, not even once. Sharlene Niu and the CEO/ owner used tactics by having me sign the buyer agency exclusive contact with $0 buyer renumeration, but they never signed it and did not give me the copy after the execution of the contract. Later, I found Sharlene's terrible service and the CEO/owner failed to return the money after the sale of the house . I asked them to terminate the contract which they agreed. These are terrible experience I got. 1.When Sharlene was acting as the seller's agent, I had to host multiple open houses myself. She scheduled appointments with potential buyers but failed to show up. 2.When she hold an open house, I attended her open house and found that she just sat on my couch and concentrated on her phone. She didn't even realize I was in the house. As a result, many of my belongings in the house were stolen. 3. She frequently called my husband whenever she wanted, disturbing him at work. When there were potential buyers for my house, the CEO /owner came along with Sharlene. They told me the previous buyer agency's exclusive contract with another realtor had been canceled and asked me to sign a new one with no commitment. They assured me that I wouldn't have to pay anything. However, Sharlene and the CEO/owner did not signed it themselves and did not give me a copy of the contract immediately after the execution. I got the copy via email 3 month later after I asked to end all relationships with them, since the CEO/owner did not return me the money from the sale of my house, despite her and her realtor partner (based in Kelowna) promising to do so. (They had refused to put this promise in writing in the contract.) 4.When Sharlene was acting as the buyer's agent, she was often late for appointments and encouraged me to buy houses at higher prices. Later, I discovered that one of the houses I was interested in had actually been sold for a much lower price. At that point, I decided not to use her services anymore. Instead, I searched for houses online and attended open houses on my own. 5.When my house was sold at a low price and the CEO/owner failed to return the money as promised, I asked both the CEO/owner and Sharlene to terminate our relationships. They agreed and released me from the contract. Later, I purchased a house I had found on the internet and visited through an open house myself. Two and a half years after I bought that house, the brokerage was issued an administrative monetary penalty by FINTRAC, and the male manager was under investigation by the BCFSA for professional misconduct, I was sued by the brokerage and a realtor who had never worked for me. They claimed that I breached the buyer agency exclusive contract even though the contract already terminated. Also, they had agreed to terminate the contract when asked. The brokerage had the former realtor and a manager represent them in court, while Sharlene and the CEO/owner never appeared. In court, the realtor and the male manager affirmed , but they told the judge that the CEO/Owner was just a salesperson and did not have authority to terminate the contract. They claimed that Sharlene Niu's contract was unenforceable because no one signed. They also concealed an MLS sheet in order to claim a higher commission. Sharlene Niu, the CEO/owner, the former realtor, and the male manager knew that the previous Buyer Agency Exclusive contract had already been canceled, yet they still had the former realtor and the male manager claim that I breached the agreement and demand an inflated commission. Sharlene Niu did not show up in court to tell the truth to get some share of commission from illegal claim. They knew they had won the case because they did not tell the truth, even though they had affirmed it. I am confident that karma will take its course. The money they gained unjustly from me is cursed and will bring them no happiness--only misfortune. - Kylie Pat
