Shawn represented us on both the purchase of our new home and the sale of our previous home. Unfortunately, after reflecting on both transactions, I came away disappointed with the overall value of the representation we received. The biggest issue arose during the sale. Our original listing description contained information that appeared to have been carried over from another property and included details that were inaccurate. Shawn explained that the error originated with the eXp Realty marketing team, but ultimately the listing still went live without being caught. That significantly affected my confidence in the process and made me question the level of oversight being applied to other parts of the marketing strategy. Buyer traffic was limited, and I did not feel the emphasis on open houses was particularly effective for our property or location. I also had concerns about the comparable properties used to support pricing recommendations and whether they presented a sufficiently balanced picture of the market. By the time we received an offer, there had been so little activity that I felt we had limited negotiating leverage. I reluctantly followed Shawn's recommendation not to counter because we were carrying two mortgages and had no indication another offer was likely. I recognize that no realtor can guarantee a particular purchase or sale price, and I cannot know whether another agent would have produced different financial outcomes. My concern is with the professional value and confidence I was left with. After the problems with the sale, I found myself questioning advice I had previously trusted during our purchase as well. Several months after closing, Shawn contacted me to thank me for the opportunity to work together. I responded privately with detailed and candid feedback about these concerns. I did not receive a response. Overall, both transactions closed, but I was disappointed with the quality of the marketing, the level of oversight, and the value I felt the representation added. - Chris Psutka
