This gentleman Troy listed our house for sale Sept 2017 claiming to us the price was $30,000 too high but he will try as long as we agree to lower after we learn he was right , The first viewing was 3 days later. The next morning VIA email he presented an offer for $25,000 less than the list price. I phoned him only to hear this was a good offer. We refused the offer and countered for $21,000 more than the offer, our counter was promptly accepted. Proving if we had taken Troys professional advice we would have lost at least $21,000. My opinion is Troy has a very good website and built a good sales record. But he now works over time only to protect himself from legal problems and has no interest in doing what is in your best interest. His plan is if you are willing to take his advice and give your home away for $20,000 to $30,000 under market value he can do that for you. Trust me any other realtor willing to spend time working with your interest in mind will get you a better return on your sale. - Ron Scott

Reply:    Ron Scott It is unfortunate that you feel that you had a bad experience with the sale of your home on Nottingham. This sale took place over 1.5 yrs ago and there was never any dissatisfaction expressed with my service or the handling of the transaction until this time. In fact, you contacted me again to give you a price on your home as outlined in the email below and your outline of what took place has been mispresented. I was called to list your home after you signed papers with another agent in my office and then you stated you fired him because he advised you that he will be away during the listing period on planned 2.5 week family holiday and this was unacceptable to you. I met with you and agree to assist you in a pinch with the sale of your home at the price you had set with the previous agent. Furthermore, I have no idea about what you are referring to in your comments “he now works overtime only to protect himself from legal problems”…. For the record, I have no legal problems and never have had legal problems in my 28 yrs as a Realtor. There were no legal problems with your transaction, it couldn’t have been any smoother. You became upset with me because I wouldn’t work with you again. This was out of respect to my colleague (that you fired the first time and then used again) as the email thread will demonstrate below. For some reason now after this last email conversation, you now feel the need to publicly try and defame my character by posting this review of the events without just cause. Most will understand that there are two sides to a story and I’m not sure why you would contact me again and recommend me to friends if I am such a horrible agent. In any event, I will let the email thread speak for itself and let others decide the validity of your comments. I will continue to handle my business as I have in the past, as a professional. So you know the building lot at 120 Gibralter Rock we had under contract turned out a night mare with the easement documents. After the notary and his recommended lawyer both refusing to handle the conveyance, we ended up having to walk away with $14,000 down the drain for plans, surveyor, structural and geotechnical engineer’s fees. Fortunately our buying agent had us protected to recover our $20,000 deposit. Have you never heard of a client that may prefer one agent for selling properties and a different agent for buying or even a vendor auditioning agents for a project? thank you to Troy Gibson of REMAX of Nanaimo on the sale of my home.  Troy was my listing agent and was representing me on the sale of my home.  I had an old character home in Nanaimo.  The building inspection by the Buyer discovered a buried old tank on my property.  I am elderly and not experienced with issues like this, I had no idea what to do. Troy took control of the situation and arranged for the remediation company to assist in the extraction of the oil tank.  The cost to remove was aprox. $25,000 and was completely unexpected. Troy was able to renegotiate on my behalf an additional $10,000 from the Buyer and he took extra steps to contact my agent in Toronto a transaction that Troy had nothing to do with and pushed for the agent to renegotiate the purchase price and got that reduced by $10,000.  In the end my cost to remove the tank was only $5000.  I am forever grateful to have this experienced, caring individual look after me.  I can’t say enough good things about this man. I would highly recommend to anyone and there is not a better person to represent you on any real estate transaction.  He is a good person that cares and take pride in his work.  Thank you again Troy.   Marie. - Marie
