William and his clients approached me to rent my condo online. At the time, I had another application on hand and needed to decide between the two. William acted as the spokesperson for his clients and, to be competitive, offered to pay three months' rent in advance. After reviewing and fully signing the contract, they missed the payment deadline for the initial deposit. They then requested an additional day, claiming they needed more time to transfer funds from Asia to Canada. This happened three more times. Later, they texted me, saying they had found another place. It became clear that they had lied to keep my condo as a backup, preventing me from showing it to others during this period.
Fortunately, when I contacted the BC Tenancy Branch, they informed me that because the contract was fully signed, their actions constituted a breach of contract. I notified them of this via text and phone, but they have since gone silent and have not responded. This entire experience highlights their poor ethics, terrible communication, and blatant breach of contract, which is absolutely unacceptable. They will soon hear from the government regarding the breach. - Eric
William works on a team with Karen Zhao. From the first time we met, I already could tell there was something bad about them. They seemed professional but they do not care about the work they do. They give you no service and try to rip you off by charging fees that they hid. When you confront them and caught them red handed, they say they'll return it but as time passes, that was false hope, they will just keep lying to you and see how much money they can cheat from you. William Liu lives in Surrey. Both work for New Coast Realty on Karen's team and they work in Richmond, Vancouver and greater vancouver region. Best to stay clear from them and even New Coast. New coast is created to make money for themselves first and foremost, then if you're a seller, you may make some money. If you're a buyer, they will try to lie to you to spend more money, then tell you to not let anyone know that you're getting VIP treatment but in fact not really. They will try to gouge your and milk you for as much as possible to line their pockets with your money. New coast has also been involved with house flipping, causing the Vancouver market to become way out of hand. Do no trust them. Go with other more reputable and honest realtors. These realtors will cheat anyone, they focus on Chinese people as lots don't really know much and have lots of money. They are hoping their clients are ignorant and don't know anything so they can cheat them some more. Stay clear from them. - George
William cares only about himself and how much money he can make off you. He will make promises and say anything to get your business and once he gets what he wants, he dumps you. He doesn't have your best interest unless it is in his best interest. He will lie and mislead you. Best not to go with him as he is very dishonest and unreliable. He is also very rude, disrespectful and unprofessional. - John
