We are in a unique position to recommend Duncan, so if you're questioning the 5-star ratings, don't. We've done two residential sales and one buy through him. It can't work like this all the time, but he generated bidding wars for both our sales. In the first, we had the unique experience of watching 8 agents present offers and represent their clients. It was like 'realtor auditions'. At the end we knew we'd always want Duncan representing us and it reinforced how lucky we were to have selected him. He is very strategic, knowledgeable, professional and responsive in addition to being a pleasure to work with. We have received invaluable advice from him between transactions and referred him to friends who have thanked us. Highly recommended.
Makes a good first impression but after that, it's all downhill. Main character flaw: lazy. He doesn't hustle to find a home for you or go above and beyond. He uses an automated system to send new listings, which is great, but other than tha,t and making appointments, he doesn't really add much value. Not willing to put in offers less than $50K from assessment even when the home list/assessment price is out-of-whack with current reality. Also is away at least months of the year and completely unreachable during this time. You're left to deal with a junior licensed realtor who doesn't know you and whom you've never met before. Brutal.
