Rob was coercive and manipulative with my contract. He lowballed my price and tried to back me into a sellers contract that was left blank under Sellers Conditions, after all we talked about! I could not believe his lies and unprofessional behaviour! I was in tears about how he tried and tried to get me to accept a totally unacceptable contract the way he would not leave me alone. I accused him of trying to manipulate me and he threatened to drop my listing. I said that wasn’t fair, especially on my birthday (it really was), that he ought to take accountability for being too pushy when I was clear saying NO. Then, I found a new realtor to support me and Rob refused to be let go. He simultaneously neglected to tend to my listing (really bad thumbnail photos he refused to change) he also refused to drop my listing and be fired. He was deliberately dragging my listing down into the darkness of MLS, intentionally trying to PREVENT ME FROM MOVING ON. When I complained to RECA I got no answer, though I called them asking for help several times. To no avail. Rob is a true textbook narcissist and he’s very greedy in his approach to creating real estate contracts that are beneficial for his clients. It’s ALL ABOUT HIM. He’s all about the quick sale, manipulation on paper and getting paid as much as possible and as soon as possible. His agenda is powered by greed and popularity. I call him Captain Leverage. He is the president of the Banff Mormon church, too - just a big image of ego. He’s all about the selfish leverage. I could not have a bigger hangover from this idiot. He truly believes, and still to this day repeats, “I never did anything wrong!” To which I say, sure. No, Rob Vanovermeire, YOU SIMPLY NEVER DID ANYTHING RIGHT. - Julie Vincent

Reply:    Julie Vincent has had her home on and off the market since the spring of 2024. In late November of 2024 Julie Vincent had listed her home again for the 2nd time in 2024 with a local brokerage. Julie reached out to me to tell me her current agent was doing a terrible job and that her current agent was putting pressure on her to reduce her price as she felt her home was worth more, even though it was not selling. Julie fired her agent and then we entered into a contract for the same price that it was currently listed for. Just before we went on the market Julie called me and demanded we list for 10K higher. I recommended that we keep it at the same price but she was not willing to take my advice so I agreed and we went on the market at the higher price. My marketing strategy was to use a professional video production company to create a lifestyle video to attract buyers looking for the lifestyle our beautiful town offers. The professional video, photos, and social media reels costs 1790.00 which seemed to work as I generated an offer within 30 days of listing her home. The offer came in 55,000 below her asking price. I was able to bring the buyers up to 18,000 below our asking price (which is only 8,000 below the price she had it with the other agent before I took on the listing). The offer was sent to her to consider electronically. The first offer was open for 3 days for her to consider it but she didn't accept it in time because she wanted more time to think. At no time did we ever threaten to drop her listing. After 7 days Julie decided to accept the offer so I sent her a new contract to sign and reminded her to read it carefully and call me if she had questions. Julie did sign it on January 21st, 2025 at 4:57 pm. The buyers signed it on January 23, 2025, at 852pm. We now had a conditional offer signed and accepted by the buyer's who were represented by Agent Devin Stephens (who did a great job too) While we were waiting for the buyers to obtain financing approval and inspections Julie called me and said the possession date that she agreed to was not going to work anymore so she demanded that I call Devin the buyers agent and get the buyers to agree to a different possession day. She wanted the buyers to extend by 60 days (which is alot to ask). What I didn't know was that Julie had already sent an inappropriate email to Devin (the buyers agent) insulting him and the buyers, with threats that they better change this date. This did not sit well with the buyers so they sent a notice of non waiver and backed out. This outraged Julie and for some unknown reason she decided to blame me and demanded to get out of her contract. Julie used threats and inappropriate language that included name-calling of myself, my wife, and my children. She also sent emails and text messages with raging threats and offensive language. Despite the unnecessary threats and verbal abuse, I told her I would be happy to send a conditional termination which I did immediately but it took her until February 8, 2025 before she signed it leaving her home on the MLS until that date. This is my first complaint or bad review I've had in 25 years of representing clients and 16 years of owning a operating a brokerage. Julie is not correct, I did do everything right including selling her home. If Julie had not sent that email to the buyer's agent, her home would have been sold today. I've kept all the emails and text messages from Julie as evidence. Not once did I respond to Julie with anything but calmness and respect and at no time did I respond to her abusive emails or texts. Even though none of us are perfect including myself, no matter how difficult of a client we work with as real estate professionals our behavior must remain professional, which I did. I was happy that today when I picked up my lock box, she came outside and offered me a cookie as a peace offering. I wish her well and I won't hold any grudges.
