Ben was recommended to me by an associate. I could tell right away he would do a good job for us. He came with knowledge, recommendations of how best to market the property, the type of buyers we could expect. After doing market research he recommended a price which was higher than I thought we could get based on current prices in the area; he turned out to be right, we got more. After signing with him he went right to work, within a week of listing and going "Live", we had our first offer. In the end we ended up taking an offer that was higher than the first offer and getting a possession date sooner, which we wanted. Ben was amazing!!! When we contacted him about looking to buy a home, he started by listening to what we were looking for and providing suggestions/ideas that we hadn't thought of, then he worked with us to identify properties that met our criteria. During site visits he was honest and open with us about both the good and the bad things about each property, and how both the good and the bad aspects would affect our enjoyment as well as the possible resale value. Ben was great at laying things out for us in an unbiased manner, and allowing us to make our own decision based on our wants and needs. When it came time to make an offer and negotiate, we were pleasantly surprised with how up-front he was with us and clearly outlined the strategy to get a great price for us. Once the offer was accepted he was always there to answer questions and walk us through the process of closing the deal and getting the keys. There are many areas in life where I recommend people when I find someone who is excellent at what they do. In Real Estate, without a doubt I send Ben Sweet's name to anyone who is even considering selling or buying a property. He is an outstanding professional and knows the Calgary market like no one else I have ever talked to. We were planning to sell our house in about a year and met with Ben when he outlined the buying and selling cycles in Calgary so we could list at the ideal time to maximize our profits. He went through our house, which we had not done a great deal of improvement on for the 10 years we lived there, and pointed out every thing (and I mean everything from a paint chip, to door knobs, to a bathroom that needed re-doing) that would reduce our profit from a buyers stand point. He knew the trends that were in houses that sold quickly and gave us the list to start working through. "The goal is to fix anything that would give a buyer a moment of pause to question purchasing." With the list he then helped prioritize the list if we did not want to do all of the work, it was up to us to make the decision. From the initial meeting, to the professional photo shoot, to staging, he was always checking in on how we were doing and what was happening with the market in our neighborhood as we approached listing target. Two properties listed a day before ours was scheduled and he advised waiting to see what happened and where the price action settled. We put all our trust in his experience for listing price and timing and we are so glad we did not let our emotions get in the way. He listed lower than we originally thought but he was confident that the market was short on houses and there were people who wanted into our community. After a few days, both houses sold. The day we listed at 8:30am, I finished the absolute LAST DETAIL on fixing up the house for sale. Agents flooded our house for three days, at times there were three agents with perspective clients in the house at the same time... Our house sold in 5 days and we far exceeded our expectations for the sale. Ben knows the market and houses. It took all of the questions out of our sale for us. He gave us scenarios and left it up to us, but to be honest, we gave the decisions back to him because we know he had our best and highest interest in mind. Another fabulous experience with Ben and his team. Ben sold our house with competing offers not once but twice within 30 days of listing - the first deal fell through at the 11th hour for reasons out of our control (on the purchaser's side). In the time between our sales, we fell in love with a new property and Ben was able to negotiate a very good purchase price with quick closure, contingent on the sale of our house. Ben was a treasure to work with. In today's economy you need to feel that a realtor is working for your best interest, we never had a doubt with Ben. I first met Ben when I was interviewing realtors to sell my mother's condo. I was specifically looking for someone that had a good marketing strategy and that understood the current market both within Calgary and her community. Ben knew the market and what he didn't he spent considerable amount of time researching. He showed us over 70 houses so had a lot of patience and never pressured us to make a decision or purchase. He pointed out all the flaws as well as all the benefits and on some occasions told us not to go further because the flaw was too big.
