My husband and I retained Patrick Fields in connection with the recent sale of our house in the Greenfield area in Edmonton AB. We originally requested an assessment and recommendations for renovations and staging of the property. Patrick provided expert advice on what we should focus on to improve the curb appeal and facilitate the sale of our house. He also provided advice on what renovations would not likely result in a return on investment. He met with us and showed us the listings that were most comparable to our property and provided both a written report and links to the listings. We were very happy with his attention to detail and willingness to spend the time talking to us. When we felt that we were ready to list our house we had no hesitation in hiring Patrick. Patrick provided updated listing comparables and links so that we could view the other properties on the market at that time. We felt very comfortable with his recommendation about the appropriate listing range for our property. He retained a professional photographer and videographer to prepare a video walk through, in addition to preparing the listing with photographs. We are thrilled to report that we received a flurry of viewing requests in the couple of days after the listing went live. We received an offer over list price on day 3 with a quick closing date! We would also like to mention that we had moved to a different province before the closing date on our Edmonton property. There were a few minor matters that the buyers requested be addressed prior to the closing and Patrick was instrumental in making sure that appropriate inspector and contractors were retained and had access to the property to complete their work prior to the closing date. We literally could not have done this on time without his extra time and attention to our needs. This was my first townhouse purchase and I was also purchasing from out of town. Patrick was a huge help in guiding me through the process and very knowledgeable about the area. I flew in for 5 days and Patrick lined up a large number of places for us to go through but I was unfortunately not able to close any of those places before I had to leave town. Once I was gone, Patrick performed a number of virtual tours for me and I eventually found a place I liked and had an offer accepted. He then gave a solid layout of the post offer process as well as recommended local professionals that I could reach out to as needed. He was also able to handle most everything while I was out of town and held the keys for me a few days after closing since I was not able to return right away.
