We had an extremely positive experience with Patrick. We recently located to Vancouver from Toronto and he was unbelievably patient and knowledgeable. It feels like he has seen practically every house on the North Shore. He knows each road in each neighborhood and is quick to share the advantages and disadvantages of each area. When he walks through a house he also highlights why the house might be difficult to resale. It feels like he works all the time and responded to us while he was in Europe on vacation. My wife and I don't typically engage in "social" reviews of our service providers but given the difference in views between our experience with Patrick O'Donnell and some of the comments on this site, I felt it necessary to comment. Patrick was a complete pleasure to deal with, both interpersonally and professionally. His personality brings a level of enjoyment to what can be a fairly stressful experience (selling your home) and he provides a level of "one stop" service that takes the load of worry off of the client. Patrick clearly communicated the process of selling, scheduled photos, measurements and viewings very professionally and showed a deft touch in negotiating with the buyers. Overall an A+ and we wouldn't hesitate to retain Patrick again for any of our real estate needs. Regarding other comments on this site, clearly people can have different experiences and there are many points at which a real estate transaction can go sour. However, we would trust Patrick to work through any issues that could arise and his communication skills should allow this to happen. We highly recommend Patrick and would suggest that one "bad apple" shouldn't spoil the bunch! - Brian W
I have been discovering multiple problems with the property that O'Donnell and his client, the former owner, did not disclose: water-damaged hardwood floors beneath a carpet, electrical outlets that don't work, unsafe electrical, a huge hole under the kitchen sink, a mess of wiring under the kitchen sink. Reply: This building must be very old to have hardwood floors below a carpet...out of interest how would the agent know about those water stains under the carpet. there was a plug not working...I am assuming YOU and YOUR agent arranged a home inspection??
Reply: 1) There is no law stating that I have to have a home inspection. 2) On the purchase contract, the owner stated that all appliances are in working order. They were not. The digital elements of the electric range did not work, making it impossible to set a temperature for the oven. 3) Any home inspector would never lift even a corner of a carpet to inspect the wood floors. 4) The dimmer switch did not work. Further, upon removing a portion of the wall, its transformer was found to have melted long ago and sprayed transformer oil which saturated a section of the drywall's inner paper surface, causing an immense stench. The non-working dimmer switch and odour was cleverly concealed by the owner with a large, wood-backed bookshelf for the viewing. It cost money to have the insulation and drywall replaced.
Reply: This review is a joke. The woman sounds bitter and out of line. I don’t usually do reviews as I feel they are misleading and unfair as people can say anything even if it’s not true. I’ve used Patrick on 4 different transactions in the last 3 years and will continue to use him. Really if you have nothing good to say don’t say it at all! Patrick as most if not all realtors will tell you is a stand up guy. He always recommends for buyers to have home inspections . So lady that’s on you. Take responsibility and get over it.
Reply: I have never once received a word of empathy or concern or an apology from this agent. That alone is evidence of his attitude towards buyers. His clients most certainly come first, before his buyers. Sometimes an apology fixes everything. 1) exploded dimmer switch and stench of transformer oil, cleverly hidden behind a large wooden bookcase (an ad photo for the condo taken from O'Donnell's sales ad for the condo shows this clearly); dimmer switch exploded before my ownership; during the explosion (which could have caused a fire according to professionals who spoke to me) the transformer's oil sprayed the inside of the wall and the paper covering of the inner side of the drywall sheets causing a foul stench that, according to professionals, would never go away and all drywall would have to be replaced -- all hidden behind the large wooden bookcase of the living room as evidenced in the ad photos of the condo that O'Donnell had on his website. I went to hardware stores taking the exploded dimmer switch transformer with me and all of them told me that transformer oil is the stinkiest oil. Cost to replace stinking drywall and remud: $500+ because a friend did it. 2) stove did not work first time it was turned on. NO INSPECTOR WOULD HAVE INSPECTED. Cost to replace: $325+ 3) when bedroom carpet was removed, the hardwood floor beneath it had a 4 feet x 4 feet area of water damage. NO INSPECTOR WOULD HAVE LOOKED UNDER THE CARPET. Estimate to replace: $900+ The law should be changed so that ALL realtors must have properties they intend to sell inspected before they are advertised so that buyers are 100% aware of all defects. Anything else is unethical. Seller's realtors should take responsibility, and display due care and concern for buyers. It's a two-way deal after all. Instead of blaming the victim --- ME --- perhaps you people should show more empathy and concern for buyers. Buyers should have stronger rights! Any further naysaying replies will be considered NOT impartial, and just part of the problem. "If you are not part of the solution, you are part of the problem."
