I hired property guys. Had them for 3 months. They were on their third agent and I was frustrated. I still did not have a lock box on my house, nor are for sale sign, no agent visited inside my home or walk to my property to see what it was like. I gave them a chance. In this great housing market not one showing. I canceled my services with them and they refused to give me any sort of refund. The only thing they did was put it on the internet and I wrote the description and took the pictures. I offered to pay them for services they did and they refused any type of refund part or whole. Beware if you pay first you will not get your money back for no service. I paid over $3,000 for full service and will not get my money back. - Annette Legacy
Condo Sale in University Rosedale, Toronto | Jun 2023
I hired Nathan Dautovich to list my condo in downtown Toronto. I paid for the $4K marketing package. He convinced me that virtual staging was all I needed. One offer came in, and I didn't like the price. That was it. There was no phone call, email, or check-in for the next two months. When I told him he was fired, he convinced me I should give him another chance. I waited for another ten days, and again, nothing. No phone call, email or follow-up. His brokerage firm was much more reasonable; they cancelled my contract when I asked. I switched to another brokerage. They hired professional cleaners and a staging company, and a professional photographer. I received multiple offers. My condo was sold for $127K over asking. The most important fact is that my unit set a new price for the building; it's something Nathan told me I would never be able to get since I rejected the offer he negotiated for me. This is a true story. I hope you learn from my lesson; please find someone else to work for you. - Jane

Gerry is not an agent but a representative of Property Guys. Gerry's experience is limited to buying and selling his own properties. It is a fee based service that allows you to list your sale by owner property on MLS. I paid around $6000 for the full package. I listed and sold my house with Property Guys (through My Move Realty) Feb 2017. Here are some reasons I would not go with Property Guys again: Commission: You are sold on the idea that after paying Property Guys (PG) their fee, you will not be paying any commission fees. However once you pay for the PG package, you are told that in the Toronto market you need to advertise that you are offering the buyer's agent 2.5%, otherwise you risk getting frozen out by Toronto agents. So much for commission free. Answer service: your fee buys you a messaging service which notifies you by email of enquiries. Buyers' agents told me the service is very slow and the service messed up on at least 10 of my messages, failing to forward me the contact details of the enquirer. Support: Toronto is a very tricky market to sell a house in. I received multiple preemptive (bully) offers and then a few days later more offers. Unless you have real estate experience, this is a difficult situation for the untrained to deal with. The support was simply not enough. If it weren't for the eventual buyer's agent walking me through the process, I would not have had a clue. I didn't have a clue because PG does not provide you with a step by step plan of how to conduct the sale and how to file the paper work. I could have easily fallen on the wrong side of the law had the agent not steered me on the right path. Conclusion: In the end I did get a good price and completed the sale. But in the current Toronto market, that's not surprising. For me any future sales will be conducted with a real estate agent who is open to negotiating the level of service provided. For example, I would prefer to run the open house because I can set longer hours. But negotiating multiple offers should definitely fall into experienced hands. - Maureen Brown
