Home Purchase in Wexford-Maryvale, Toronto | Sep 2024
Our experience with this agent was extremely disappointing and financially stressful.
We were informed that there were multiple competing offers; however, we were never provided transparency or evidence to understand the situation clearly. Based on that representation, we felt significant pressure to move quickly.
We were advised to waive inspection and financing conditions and to accept the property in “as-is” condition. In hindsight, this removed critical protections for us as buyers.
After closing, numerous deficiencies became apparent that were not properly identified or emphasized during showings, including:
– Poor workmanship and unfinished installations
– Exposed wiring and incomplete vacuum outlets
– Improperly installed fittings and fixtures
– Scratched flooring
– Poor paint finishing
– Doors and locks not functioning correctly
– Unfinished backyard work
The cosmetic presentation of the home masked deeper quality concerns, and we were not adequately advised regarding the extent of remedial work required.
The inspection process, which was arranged through the agent, did not clearly identify or communicate these material issues.
We now face significant unexpected repair costs and believe we materially overpaid given the true condition of the property.
We also felt pressured into signing a one-month exclusivity agreement.
Overall, we did not feel protected, fully informed, or properly represented in what was one of the most significant financial decisions of our lives.

Her price negotiation was based on knowledge of my maximum amount, and her agreed price was as close to that amount (above the listed price) as she could obtain. She referred her "personal" home inspector who was very relaxed in his discussions/omissions of problems that were more evident after we moved in. - Anonymous Buyer

Addresses & Edit Address
How do addresses work?
Addresses determine your ranking in each city or neighbourhood.
You only get to rank in a city or neighbourhood that you have a rating in.
Why do I need to edit addresses?
Occasionally clients will leave you a rating with the wrong address, or with the neighbourhood missing. To correct such problems and present your track record more accurately, we give you the ability to edit the address for all your ratings.
Will addresses be displayed on the rating?
No, ratings will only display the neighbourhood and city of each rating. We do store the street address associated with each rating. This data is kept private and may be used to verify transactions.
