Ben was amazing!!! When we contacted him about looking to buy a home, he started by listening to what we were looking for and providing suggestions/ideas that we hadn't thought of, then he worked with us to identify properties that met our criteria. During site visits he was honest and open with us about both the good and the bad things about each property, and how both the good and the bad aspects would affect our enjoyment as well as the possible resale value. There are many areas in life where I recommend people when I find someone who is excellent at what they do. In Real Estate, without a doubt I send Ben Sweet's name to anyone who is even considering selling or buying a property. He is an outstanding professional and knows the Calgary market like no one else I have ever talked to. We were planning to sell our house in about a year and met with Ben when he outlined the buying and selling cycles in Calgary so we could list at the ideal time to maximize our profits. He went through our house, which we had not done a great deal of improvement on for the 10 years we lived there, and pointed out every thing (and I mean everything from a paint chip, to door knobs, to a bathroom that needed re-doing) that would reduce our profit from a buyers stand point. He knew the trends that were in houses that sold quickly and gave us the list to start working through. "The goal is to fix anything that would give a buyer a moment of pause to question purchasing." With the list he then helped prioritize the list if we did not want to do all of the work, it was up to us to make the decision. From the initial meeting, to the professional photo shoot, to staging, he was always checking in on how we were doing and what was happening with the market in our neighborhood as we approached listing target. Two properties listed a day before ours was scheduled and he advised waiting to see what happened and where the price action settled. We put all our trust in his experience for listing price and timing and we are so glad we did not let our emotions get in the way. He listed lower than we originally thought but he was confident that the market was short on houses and there were people who wanted into our community. After a few days, both houses sold. The day we listed at 8:30am, I finished the absolute LAST DETAIL on fixing up the house for sale. Agents flooded our house for three days, at times there were three agents with perspective clients in the house at the same time... Our house sold in 5 days and we far exceeded our expectations for the sale. Ben knows the market and houses.
