A little background on me, I have been investing in real estate for well over a decade and a half which was the reason why I became an agent in the first place. I felt it would be a great way to get fully involved in what was going on in the markets and it would also give me the opportunity to "pay it forward" to all of my clients/future clients to not have to go through the pitfalls that can come along with investing. My business partners and I have been investing in real estate, either commercial/residential properties via long term rentals, short term city wide airbnb and vacation rentals in Canada, Central America, Florida for a combined 20+years.
If you are looking to purchase your first home today or just trying to figure out what you need to do in order to make it a reality a year from now, I completely understand that it is a huge step in your life and it can be very overwhelming to try wrap it all up into one conceivable package, that's what I am here for, to walk you through it all, step by step until the end. I believe in clients for life, not a, one and done approach so I want to make sure you are happy the day you get the keys to your new home and that you feel you can call me 2 years later for a trade reference or some education on how to get into your first investment property.
I have an amazing team of mortgage brokers, lawyers, inspectors, and trades of all kinds that I have vetted over a decade and a half, and I truly feel they are the best of the best. I want the process to be the smoothest experience you have ever had and I truly pride myself in making that happen for all my clients as you can see from my reviews below.

We are so glad we found Jody to help us buy our new build!! We started out looking for an older used home, but quickly realized a new build is what we needed. Jody went above and beyond helping us purchase our first home. He got the builders to include some features we wanted and remove the things we now we didn’t want. He had helpful ideas along the way of good ideas of small upgrades that would make a big difference in both value and appearance. Would give 101/10 stars if I could. I never thought it would be this easy to buy a house! I've heard the worst stories but my first time home buying experience was incredibly easy and exciting instead of the stress that normally comes with such a big purchase. I’m in the military and was being posted to a new province at possibly the worst time to be selling my place (COVID) even in a terrible market for condos, Jody still found a way to sell my place. We knew we picked the right guy at our first interview with Jody. He was very energetic and confident. Our house was a challenge because we only had about a month to sell before we lost our contract with the house we were buying. We were selling in December right before Christmas and the market was down. Jody was able to get so many showings and gave us so much good advice on house preparation and was very good at communicating. In the end Jody was able to negotiate and get our house sold for more than we had initially thought we could get for it. He sold our house for more per square than had been sold in the last 6months in our neighbourhood. Jody was our second realtor we had used to purchase our second home. Our first home was with a builder, so we were used to having everything arranged (lawyer, mortgage broker etc). Since we had very little experience purchasing a home (without guidance from a builder and their team) we were quite novice and required quite a bit of assistance with the purchase process. Our first realtor was very friendly and answered our questions, however it felt as if we were still left with much information unanswered (as sometimes we didn't know what to ask or expect or what we should be doing etc.). We made the decision to shift gears and change realtors to be able to have someone that was not only knowledgeable, but would provide some guidance and talk us through the whole process so we felt comfortable and confident making our choices. I immediately felt at ease as we had lengthy discussions about different ways to get what we needed (ie. a purchase plus mortgage to make immediate renovations). Jody came with experience with construction and was able to identify things in the house we would've definitely missed prior to inspection and offer. I really appreciated his connections with his mortgage broker, lawyer and inspectors (all of these were arranged by him, therefore we felt similar to that of our first experience with a builder, having everything taken care of for us). We decided to keep our first house as an investment property after having many lengthy discussions with both jody as well as our mortgage broker and we are so happy we did. They both spent a lot of time going over details with us and answering questions about our first house (even though this was of no financial gain to them) we are very appreciative of the guidance and assistance we received. Jody still continues to check in with us to see how everything is. We wanted someone who wasn't only financially motivated, but someone that actually cared about our family and that we were making the right decisions, and jody was a perfect fit for us. I have used other agents in the past which were fine but my experience with Jody was way beyond expectation. He has a a very wide range of knowledge about the markets and construction. I have nothing but amazing things to say about Jody Allen.
